  I love living here at Bentbrook Village It is conveniently located to so many places! It is also very quiet! I have recommended it to my friends!

  Fees, fees, fees. Every ridiculous fee they charge is pocketed by the company, not the homeowner. So they’re heavily incentivized to stack even MORE fees. They hand you a cute directory then ignore every phone call. Thank god my homes owner took it back from them, I was not looking forward to tenancy under this company 👎

  It appears that Stutts has a large footprint in real estate in the Shoals, and one would expect that their service would be able to match, but that has not been my experience. A rent price increase after one year, something I would anticipate in a larger city, not what I was expecting in Florence. Then the property doesn't keep pace, and you're left wonder what you're paying more for. You get charged a lot of fees on top of your rent. Unfortunately, after hours communication sends you in a big loop with no resolution until business hours resume. Reporting issues/requests turned to an AI chatbot responding instead of a person at some point. Maybe I was naive to think that you're treated like a person and not a number here. The bright spot was Jason who executes all of the maintenance requests, he was always helpful and kind.
