I’ve lived here since september 2021 as a student and have had a mixed experience being as a resident. This review is long, but worth the read before signing a lease.
The pros:
-utilities are included in rent so you get the same bill every month
- Very close to transit
- No cockroaches
- The lady who cleans the building does such an amazing job
- It’s a concrete building so there is some blocking of noise
- I’ve never had any packages left outside my door stolen
- There’s visitor parking and it’s usually easy to find a spot.
Cons:
- Over the course of the 4 years i’ve lived here there has been many break-in attempts at building, with some successful attempts such as
1. two individuals were let in by a resident into the building around 2am with a hammer and began knocking on doors, when no one answered they pulled they fire alarm in hopes that people left their doors open for them to access (happened in early 2023).
2. group of individuals broke the glass by the elevators, proceeded to break into the leasing office and grab documents with personal information & the copies of unit keys around 5ish am. a resident ran into them and fought with them. we all had to get our locks replaced over the next 2 days (happened in 2023ish).
3. Last month we had the front door replaced with a different lock. Heard from another resident that this allegedly occurred because people who weren’t residents were coming into the building & causing issues.
4. On July 25, 2025 another break in attempt occured, they didn’t get in but the front door locked up and would not open. This lead to all residents unable to enter or leave the building around 7am. Maintenance guy was there but didn’t know where the building emergency exit was to direct people to it. I know of residents who were outside for over 40 minutes. Once the emergency exit was found, residents who wanted to enter the building had to wait until another resident exited the building as you cant open that exit door from the outside.
- There is no AC in the building (except for landlords office) and a term on the lease is that no AC units are allowed to be used by residents. The units get extremely hot in the summer (i’ve had my unit reach 38 degrees).
- They have K9 security, which when myself and other residents have called about security issues, they replied with “only the landlord or building owner can call us.”
- The buildings 24/7 maintenance support is not 24/7.
- Bellamy Manor next door has a drug dealer residing there (told to me by the old landlord), meaning that we get a lot of foot traffic from the clientele. Not to mention around a month ago there was a stabbing in that building leading to beacon place being surrounded by 12 cop cars, a fire truck and an ambulance.
- The building north of Beacon Place is being demolished. It is a concrete building. This construction has been going on for a while, however, only now are they removing the concrete. This means it has recently gotten and will continue to be extremely loud. If you love the sound of jackhammers and saws, great. If you are a student, good luck. They go until 9pm every night, and will be jackhammering all day and evening. *I’ve attached a video of the ongoing construction for an understanding of the noise to occur over the next year*
- This could be a pro to some people, but there’s not much done about noise complaints. There have been instances of two units complaining constantly about one very loud person, and nothing really came of it besides the landlord talking to them (which had little to no effect).
- They will increase your rent every time you go to renew your lease. My rent has increased every year over the last 5 renewals. They say it’s because the rent was below market value, but they are comparing prices to buildings with air conditioning, gyms, pools, and community spaces (which there are none of here).I’ve talked to other residents who’ve negotiated their lease and have gotten it down from a 12% raise to only 8% (on a year lease, not month to month).

Been living in Beacon place for 3 months and so far I am having a great experience here. I feel safe in this building, not worrying about my child’s safety. Amanda has been great to manage and securing the building for the residents along with Stacy who helped me get this amazing apartment. Stacy and Amanda are so kind and would help you with any questions whenever you ask them, they will accommodate you with everything you need. The building is getting cleaned almost everyday. Living in the apartment so far, neighbours are very quiet (felt like we’re the ones who are loud) so you wouldn’t bother about not getting better sleep at night. The only noise in this community are the cars and ambulance going down the hill (which isn’t that bad and I love hearing noises time to time). I haven’t seen any homeless trying to break in the building which is great for my baby to whom I am trying to make and feel him secure. However, the water in the sink aren’t that more highly pressurized. Train station is only 6-8 minutes walk gentle uphill if you don’t have a car which is great and convenient going to university or some else places. This is my first time living in Edmonton and beacon place’s apartment price isn’t that bad compared to my local town, where getting a studio apartment is already the same price for the 2 bedroom here but excluding utilities. Neighbours are also kind and welcoming. Packages are delivered straight to your mailbox and front of your apartment door. However, the main door for apartment building is quite loud but it wouldn’t bother you as much. Overall, it’s such a great place. We might as well consider living for another year here.

I moved in a little while ago, and Amanda the resident manager was amazing, had answers to all my questions, and helped out in any way she could! The units amazing, it’s not often units match the photos, but my unit doesn’t disappoint! With great neighbours and an even greater building I’m glad i chose beacon place!

Beacon place is spacious, clean and well looked after. Not to mention the wonderful, warm hearted people Shawndra-Lynn and Brian who take any tenant requests/needs very seriously and accommodate their tenants in a timely fashion and with the utmost respect. The units are spacious, beautifully renovated with my personal favourite being the dark wood flooring and killer views even in the cozy bachelor suites. Shawndra Lyn and Brian have made me feel like family living here and this is the best rental experience I have ever had. Some things worth mentioning would be that they take preventative measures to ensure that the building stays pest free as it is downtown Edmonton and this is very important, the building is treated monthly which puts my mind at Ease :)
This building is very safe and secure as the property manager have installed security cameras at all points in and around the building premises, I have never felt more secure living in any building downtown, and when/if there’s an issue; they are the first to respond sacrificing their own safety for their tenants, always keeping an eye on the cameras facing the visitor Parking and front doors especially. Even if that means being up at 3:30 am!!!
