    DO NOT DEAL WITH FENIL THAKKAR Rent is extremely expensive for what you get. The room sizes are genuinely very small, and the layouts are not worth the price. Some layouts also do not even come with dining tables, just a sofa. Fenil Thakkar was the leasing agent I dealt with, and he was horrible to deal with. He came across as very condescending, unhelpful, and dismissive throughout the process. That being said, Rebecca, Dale, and Yusuf were extremely nice and helpful. My friend got locked out of their unit, and the leasing team was not helpful at all. They made him wait around 4 hours, and when someone finally came to help, they were rude and condescending. They even hinted that it might be because he did not pay rent, even though he obviously had. Intercom does not work. There is basically no real security. They advertise safety and mention monitoring in the contract, but when my charger was stolen from the lounge, nothing useful was done. There was a camera in the 4th floor lounge aimed directly toward where my charger was, but they claimed they did not have footage or could not help. Somehow, the cable was mysteriously returned later, but not the plug, even though they were together, which made no sense. The security guard is also only there about two days on the weekend. The lounge advertises a pool table and table tennis table, but they do not provide the equipment needed to actually use them. 3 elevators for 27 floors, so expect to wait about 5 minutes for the elevator. One of the three elevators does not even go to the top floor, where the gym and laundry room are located. Costs almost $6 to wash and dry one load. There are about 10 washers for 27 floors of residents, so expect to wait at least 20 minutes for a working washing machine. The rates for both washing and drying are constantly being increased. The washers also leak onto the floor quite a lot, and people leave their clothes in the machines for days. Mattresses are horrendous and cause back pain. Walls are paper thin. My roommate can basically hear me 24/7 if I speak loudly. Anything you cook in the kitchen will linger for days, and the smell will enter your room. Maintenance teams from Wyse and the building have shown up on multiple occasions without proper prior notice. Even when they do leave a notice, they explicitly say they will enter with or without your permission. Bench at the gym has been broken for almost 3 years now. Study rooms do not have air conditioning, and the chairs are extremely uncomfortable. The monitors they include in the rooms are poor quality Skyworth monitors that feel cheaply bought. They are extremely slow, take around 3 minutes just to load, and if you connect a PC or Mac through HDMI, the quality is genuinely horrible. The TV provided in the lounge is also extremely slow. The Wi-Fi is unreliable. If you work late at night, it can randomly stop working for hours. This happened to me twice. Windows cannot be opened, and rooms are extremely dark. The rooms do not come with proper lights, and they do not clearly mention that anywhere before you sign. Contract locks you in and makes it very hard to cancel. If you do cancel, they charge you a fee and continue charging you rent, but you won’t have access to your unit.

    Contract locks you in and they make it very hard to cancel, if you do end up cancelling they’ll charge you a fee and keep charging you rent but YOU WONT HAVE ACCESS TO YOUR UNIT, and the leasing team hinted that their last priority would be finding someone to take over your lease and to expect about 6-7 months and not bother with even attempting a cancellation, they’ll also list your unit at their increased price which is overpriced and why most people are moving out. - Constant drilling noises, which sometimes start before 8 am. - Intercom does not work - 3 elevators for 27 floors so expect to wait about 5 minutes for the elevator. 1/3 elevators doesn’t even go to the top floor, where the gym and laundry room are located. - Costs almost 6$ to wash and dry one load. There’s about 10 washers and 27 floors of residents so expect to wait atleast 20 mins for a working washing machine, and note that rates for both washing and drying are constantly being increased, the washers also leak onto the floor quite a-lot. - Mattresses are horrendous and cause back pain - Windows cannot be opened and rooms are extremely dark with only one tiny light, you’ll definitely need multiple lamps. - Water bill turns out to be the same price even when my roommate and I are traveling, and not in the suite (all taps were obviously closed). - Office building will push you to download their app for maintenance and will tell you they might not have time to process your request otherwise (even when their office is empty) - Maintenance team (from wyse and the building) have showed up on multiple occasions without prior notice - Bench at the gym has been broken for almost 3 years now - Study rooms don’t have air conditioning and chairs are EXTREMELY uncomfortable - My friend got locked out of their unit and their leasing team was not helpful and made him wait for 4 hours, when someone came to help them they were extremely rude and condescending and hinted that it might be because he didn’t pay rent, which he obviously did.

    The Hub is an amazing building to live in, especially for University of Calgary students. The units are modern, fully furnished and receive lots of natural light. The views are stunning in the summer. The gym is fairly equipped and there are also many study spots available across all floors. Definitely get your money's worth!

    Overall a really great place to live as a student or young professional! The area is pretty walkable, being in Banff Trail. The building is close to the train station and most amenities are about a 10-15 minute walk away, or a short bus ride with stops located just 2-4 minutes from the front doors. I will say, as someone with limited mobility, that getting to the other side of the road (16 Ave) for East-bound buses can be tough, but that’s more of a city issue, so it doesn't affect my rating. It does also get pretty darn windy at the top of this hill, so be prepared to dress in layers whenever you come and go, lol! I’ve seen some insane dust devils and mini snow tornadoes in the rear parking lot when the wind goes crazy😂 The whole team, from maintenance and cleaning, to the front desk and leasing office, you all have our gratitude over the past three years♥️ Always so friendly and quick to assist. We were able to volunteer for a big September move-in, and it was really fun, getting to know more of the staff and incoming students! We made quite a few friends, living there:) Also, shout out to the OG, Kanayo, who came to SAIT with a pop-up display, back in late 2022, and introduced us to life at The Hub. She did a wonderful job with the entire onboarding process, as well as her marketing! The Hub’s team regularly hosts fun activities and annual welcome bbq’s, along with game nights and chances to win gift cards through friendly competition;) I’d say the only thing that knocks a star off has to be the shoddy AC system in this building. It’s alright most of the time, but over the past two years, especially, it has been breaking down during the hottest weeks in Summer, and lately, much more often. I would normally brush it off, but heat causes massive health fluctuations for me, and my chronic illness will attack almost every time it occurs, causing further limited mobility and losing quality of life. However; as long as the extra heat every so often isn't an issue for you, the building has tons of amenities, is pet friendly and a newer build, (2020, I believe) and is priced really well for all they offer—penthouse: gym, laundry, & mountain views! 4th floor: game room, communal kitchen, lounge with pool tables, foosball, air hockey, & table tennis. Underground parking for ~$130, aboveground for ~$70, study rooms on most, if not all, floors, vending machines & a safe-keeping parcel locker system in the mailroom! Another pro to add to the list is that the elevators are decently speedy, and are usually repaired quickly if any go OOS;) The only utilities we paid separately from rent were water ~$50-$60, and tenant insurance ~$22, as well as parking when we bought our vehicle. We had floor plan “Q,” which is the largest bachelor suite, and while we fit the 344 square feet comfortably during our studies, we definitely started to outgrow it near the end, lol! They also offered us a 3-year, price-locked lease, which we absolutely took up, and were able to save more and budget towards actually enjoying life in Calgary as we finished our studies! Not to mention… The views are amazing😍

    Lugar bonito, limpo, bem organizado, com quartos perfeitos para sua finalidade, tem estação de trem (Banff Trail) a uma quadra de distância, McDonalds e outros restaurantes na frente, shopping, farmácia a uma estação de trem de distância (5 minutos), academia, lavanderia, sala de jogos, estacionamento, máquina 24h de petiscos e bebidas no térreo. Está em um ponto estratégico entre o aeroporto e o centro da cidade! Recomendo.
