I lived at Lakes at Lewisville from 2019 to January 2026, and unfortunately, my experience—especially during the last two years—was extremely bad and at times concerning for my safety.
Building 11 consistently had serious issues. There was frequent trash left around the property, and the building had ongoing problems with roaches and ants. The hallways often had unpleasant odors, including strong marijuana smells, which made the environment uncomfortable. I also personally witnessed suspicious activity, including what appeared to be drug deals being made 2 of these events happened in-front of me personally.
Safety and security were major concerns. The entry and exit gates were often left open or nonfunctional for extended periods, which defeats the purpose of a “gated” community. There were also frequent incidents of package theft, and children were often unsupervised late at night—running through the halls, knocking on doors, yelling, and even throwing rocks at cars and property.
Another issue was the inconsistency of the trash being picked up by the valet service, which would sometimes they would go days without picking up trash. Additionally, residents occasionally left pet waste in shared areas, further contributing to unsanitary conditions.
While I want to acknowledge that the maintenance team was responsive, professional, and helpful whenever needed, the overall management of the property did not reflect the same level of care. Ongoing issues in Building 11 did not appear to be adequately addressed, and concerns about safety and cleanliness were not handled with the urgency they deserved.
Overall, based on my experience, I would not recommend living here. Prospective residents should carefully consider these concerns before signing a lease.
