  Second time here and will be back. Great location, rooms and staff warm and welcoming. Really good breakfast as well.

  Absolute gem of a place . Stayed here for one night visiting family . Loved the walled garden . Read my book by the tree there for an hour . Staff are personable and really helpful . Absolute plus having a guaranteed car park spot for 10 pounds . They have an honesty bar and really cosy area around it . On the minus side - when I went up to my room after checking in there was 4 room diffusers that were over powering . Made my eyes water . took me a while to find them . Even after an hour of opening the window it still hadn’t subsided . Definitely had an impact on my stay and would recommend when booking to make sure they aren’t in there by putting it in the added notes . I’m not sure why one would leave them in a confined space like that for what I would think was a considerable time . Also if your room is street side it is incredibly noisy Saturday morning for deliveries from 5am . Breakfast was great .

  Beautiful historical B&B just outside the Westgate Towers, clean, with great breakfast and onsite parking. Everything you could ask for.

  Yet another wonderful visit to the HOA, we stay regularly and it truly is the best in canterbury in our opinion. Car park is so good and cheap, compared to usual parking in town. The staff are the best, the food is amazing. It was my birthday this weekend and they put a banner in the room and played happy birthday in the breakfast room! how wonderful is that. The room is clean, tea and biscuits, honesty bar, DVDs if the weather is not good! they think of everything. Even some games to play in the lobby. We would recommend this to anybody who is looking for somewhere to stay, defo 5 star!
