You have in my opinion done your best to manage and assist in all aspects of running of this historic, unusual and challenging listed property which brings problems that are not always straightforward to deal with.   Avoid for all of the similar reasons as already given in their low star ratings. I have previously served on the Block of Flat's Board for 18 consecutive years with various directors,some from professional backgrounds. MAs are for me of a limited but necessary & essential use. However this firm is like nothing I have experienced. They asked a lessee at an AGM in January 2026 to post a good review for them. One of the 5 star reviews is posted from an HMS male colleague whose name I have omitted.They ignored the Judge's firm advice to desist at FTTribunal Hearing in April 2025,and then 3 months later Lost as advised they would do by the first Judge, and then charged our company for the privilege.( Over £1000.) We have relatively new directors that are by and large inexperienced & unfamiliar with The Lease.HMS's constant policy has proven to be mainly to extract as much money as they can, confusing lessees and shareholders. Look at their own Charges sheet which omits much of their hidden hefty extra charges. We are our own Freeholder and a Leasehold property. An announcement by them at January 2026 AGM stating that If any of the shareholders/lessees decides to apply to the first tier tribunal with regard to HMS's own interpretation of The Judge's previous decision, then We will need to "find ourselves a new managing agent." ( Quote) Accordingly,HMS have just resigned as of June 8th.June 2026. My intention is only to advise any Block of Leasehold Flats who are looking for a managing agent to be extremely careful with your selection & look elsewhere. The Judge's Decision is a matter of public record from Havant FTTribunal Court,published on 12th September 2025.

  Really Bad! Terribly disorganized, also shows a conflict of interest between tenants and avoids fixing things or doing reports. Very bad experience with these people. Especially Carlos
