Michael Brandt is an experienced real estate attorney who serves homeowners and communities in King, Snohomish, Pierce and surrounding Washington counties.
Brandt (no Mr), in my opinion, is at least one of:
-crooked attorney
-incompetent attorney
-does not give a shit about his clients attorney
Brandt dragged me through an entire process whose only aim was to make him money.
I would not hire him at any cost!
I hired Brandt for a dispute with my HOA.
He claimed to be some sort of a local real estate expert.
I sent him all the related HOA docs (CC&Rs, etc) and paid him about $2K to review the docs and listen to my case.
Then I asked him 2 questions:
-Do I have a case (HOA CC&Rs stated that I had no case)?
Yes, he said
-How much would it cost?
$5K to $10K he said
A few months later the end was reached.
After almost $10K and months of mostly useless emails and a few short phone conversations.
Brandt's paralegal/secretary (and risk manager) realized what Brandt had said at the beginning (in writing, in his emails), that I have a case and it will cost $5K to $10K.
Brandt quickly let me know that it will cost much more than what he quoted, and just the discovery process (reviewing docs) would cost in the tens of thousands.
He also told me that we do not have a case (based on the HOA CC&Rs), which is also what the HOA attorney pointed.
I guess I was one of his lucky clients since I lost only almost 10K.
I shudder thinking how much I would have lost if I did not have everything he said in writing.

I have worked with this firm and Christos was supposed to help me with my case. His teams is very slow, not responsive, not helpful and pretty much I had to deal with all time sensitive communications my self! at the end they charged way over what they estimated and every email they were cc'ed on. once I gave them my feedback about their performance they acted very unprofessionally. Total waste of time and money!

They were the worst. Promised and did not deliver. They took my money and did nothing but write a letter that was par at best and had incorrect data, made me look like a fool. They do no care about you, only your money! Greedy and dishonest, stay away

We were new to purchasing a condominium and needed reliable advice about how to evaluate the financial health of a building, the legal structuring of the operating entities for the building (HOA, etc) and general legal due diligence anyone should run to uncover anything that could impact the enjoyment or value of a unit.
Brandt helped us think about one building by reviewing area building proposals. The firm informed us construction of a tower 20 feet away from the windows of the unit we were considering purchasing was very likely. We decided that was a risk we were unwilling to take and did not submit an offer.
Our second property - we did place an offer. In review, Brandt flagged the documentation provided was incomplete, the property's operating entities were not structured properly and the building itself was underfunded relative to upcoming repairs. Brand also said the seller's disclosure was not to standard and was unacceptable in form. Brandt highlighted and explained all issues in the documentation and answered our questions. We decided to walk.
We learned a lot from this first due diligence review. For our next offer, we knew more about what to look for in the docs and also relied upon Brandt's assessment / highlighting and notes. Brandt was again exceptionally thorough judging HOA funding, legal entities, etc reasonably proper. We felt we understood the full extent of the transaction and proceeded forward.
Brandt taught us a lot. Documentation is reviewed to the letter. Everything of question requiring follow-up is flagged. The point of the legal review is to reduce your risk by understanding the totality of what you are buying and if you are willing to accept the full extent of probable financial and legal liabilities. The firm will NOT tell you what to do - all decisions remain yours. What the firm will do is advise about what is in front of you and enable you to fully exercise your legal rights as you enter into a transaction.
