- JTJulie TorresNov 3, 20221.0John Hopkins is highly unethical. He is also unprofessional. We had a verbal agreement with a couple to purchase their home. Verbal agreements are legally binding in VA, FYI. The seller is visually impaired and needed to get with an attorney before feeling comfortable signing. He went to Mr. Hopkins. Mr. Hopkins demanded we up our earnest money deposit to $10k and give him a week to review it. This was an absurd request. I have purchased 4 houses and have never had a lawyer make such outlandish demands. However, we agreed under the condition that the seller's agent mark the property contingent and stop all showings immediately. This was agreed to by the seller. This didn't happen. They continued showings and got a better offer, exactly $5k more (obviously they shared our offer because our offer price was not a round number) with exactly $5k more on the EMD. They tried to leverage this against us for more money. Mr Hopkins repeatedly called our agent and was obnoxious and rude to her. He should have communicated with the sellers' agent. We stopped playing ball and put our foot down, firmly but respectfully. Then he told our agent that he wouldn't allow his clients continue to work with us. We have spoken to an attorney and we do have legal cause to bring forward a suit in violation of a verbal contract. He put his client in a situation to be sued because we wouldn't continue to be pushed around by him. This attorney acted like a bratty child on a power trip. I also believe he was taking advantage of the seller but this a suspicion based solely on the information that was passed along to me. Avoid this attorney at all costs.
