Don’t even know where to start. Treco and his team have literally saved me twice. And this last time? I called them the evening before my foreclosure sale date. Most firms would’ve brushed that off or told me it was too late. Not them.
From the answering staff to the legal team, everyone is on point. Professional, responsive, and genuinely caring.
Mark Levy is who I dealt with the most, and I can’t say enough about him. He’s like an over-caring grandpa in the best way possible — patient, compassionate, and truly invested. He doesn’t just “handle your case.” He makes sure you understand what’s happening and actually feels like he’s fighting for you personally.
And Treco? He’s like that bad-azz (in the best way) older brother you want on your side when things get real. Strategic. Confident. Calm under pressure. When he steps in, you feel protected. It’s like a yin and yang dynamic — Levy brings the heart, Treco brings the edge — and together they are a powerhouse.
If you’re facing foreclosure and feel like the walls are closing in, this is the team you want. They don’t just do the job. They show up. (THIS IS NOT AN AD. lol)
Grateful doesn’t even cover it.

There are not enough words to express how wonderful working with Mark was. He was caring and compassionate, funny and oh so charming during the loss of my father. Always guiding me to the best options. He always made himself available even on weekends. In addition, I can say the entire staff was always eager to answer questions in their respective specialties. Mark has become like family; I'm kind of disappointed to no longer be speaking with him on the regular.
Frequently Asked Questions About The Law Offices of Tepps Treco- ForeclosureLegalHelp.com
When's the best time to initiate a loan modification?
We can assist you with your loan modification before you receive a foreclosure order. If you're behind on your mortgage payments by 60, 90, or 120+ days, we can help you with the loan modification process.
What is a foreclosure?
A foreclosure is a legal action where a lender files a lawsuit to recover the unpaid mortgage or gain ownership of the property. If successful, the lawsuit will terminate the owner's rights and result in a sale, either at the courthouse or through an online auction. When a borrower defaults on payments, the lender may initiate a foreclosure lawsuit. The complaint is typically served in person by a process server. To avoid a default judgment, the defendant must respond within 20 days of being served. According to recent statistics, foreclosure filings increased by 100% in 2022 compared to the previous year. For more information about foreclosures in Ft Lauderdale, FL, please contact our office.
What is a loan modification?
Loan modifications are alterations to your existing loan terms that may lower your monthly payments and help you retain your home. These modifications can include reducing the interest rate or extending the loan term, which may decrease your monthly payment while maintaining the same principal balance. It's advisable to consult with an attorney to determine the most suitable loan modification for your specific circumstances. For more information about loan modifications and foreclosures in Ft Lauderdale, FL, please reach out to our office.
How do I obtain a loan modification?
You may consider instructing your attorney to negotiate a loan modification with your lender. This could potentially reduce your monthly payments, lower your interest rate, adjust your maturity date, or even decrease your principal balance. While there are no guarantees, many lenders prefer to keep homeowners in their properties and are willing to renegotiate payment terms. For professional assistance with loan modifications and foreclosures in Ft Lauderdale, FL, please contact our office.
What is a short sale?
A short sale occurs when a property is sold for less than the outstanding mortgage balance. This often happens when a homeowner is experiencing financial hardship, falls behind on mortgage payments, and is unable to repay the debt by selling the house at market value. Some homeowners consider a short sale as a financial strategy to avoid foreclosure. It's important to consult with your attorney and tax advisor regarding the tax implications of a short sale in Ft Lauderdale, FL.
How does the short sale process work?
In many cases, the seller collaborates with their attorney to prepare a package for the lender. This package typically includes a hardship letter detailing the seller's financial difficulties, along with documentation of their income and monthly expenses. The lender may approve the short sale if the seller presents a compelling case demonstrating their inability to afford the mortgage now and in the foreseeable future. For more information about short sales and foreclosures in Ft Lauderdale, FL, please contact our office.
Where can I turn for help?
If your home is facing foreclosure in Ft Lauderdale, FL, it's crucial to act promptly and consult with an attorney as soon as possible. Without legal representation, you may be at a significant disadvantage. If foreclosure proceedings haven't yet begun, consider discussing a lower payment or loan modification directly with your lender. Consulting with an attorney, mortgage broker, or credit counselor can help you understand your options better. However, only an attorney can provide legal advice and represent you in loan modification and short sale negotiations, as well as defend against a foreclosure lawsuit. It's important to note that mortgage brokers and credit counselors cannot assist with loan modifications or defend against foreclosure in court. Remember, negotiations for a loan modification or short sale do not halt or suspend any ongoing foreclosure lawsuit. If you're served with a foreclosure lawsuit, it's essential to seek legal counsel immediately.
What should I do if I am served with a foreclosure complaint/lawsuit?
Upon receiving a foreclosure lawsuit, you have a 20-day window to file a response with the court. It's advisable to consult with an attorney for representation as soon as you're served. While individuals may choose to represent themselves if they feel confident in handling the matter, professional legal assistance is recommended. For a discussion about your specific foreclosure situation in Ft Lauderdale, FL, please contact our office.
Will I have to move out of my house?
In a foreclosure action, you cannot be required to vacate your home until the presiding judge issues a foreclosure judgment. Even after this judgment, you cannot be removed from the property until a foreclosure auction takes place. With the assistance of an attorney focused on defending the lawsuit against you, it may be possible to secure additional time to negotiate a suitable loan modification, short sale approval, or deed-in-lieu of foreclosure. Even after the auction, there's typically a brief period allowed for you to vacate, usually around 10-15 days. For specific advice regarding your foreclosure in Ft Lauderdale, FL, it's best to consult with your hired attorney.
Do I need an attorney for a loan modification or short sale?
Attorneys are the only professionals licensed to represent you in court. While loan modifications are not court proceedings and can be negotiated regardless of foreclosure status, an attorney may be necessary if you're already in foreclosure. They can handle negotiations for loan modifications and short sales as well. If you're not yet in foreclosure, you or others may negotiate, including credit counselors, mortgage brokers, and non-profit organizations. These entities can be helpful, but they cannot protect you in a foreclosure lawsuit. For legal protection in a foreclosure lawsuit, you must retain an attorney or act as your own representative. It's also important to ensure that any individuals or organizations assisting with a loan modification are properly licensed. For professional assistance with your foreclosure in Ft Lauderdale, FL, please contact our office.
