  I'm a realtor and needed a probate attorney for clients. There were ten heirs of two side-by-side properties listed in the testator's will. The heirs wanted to sale but needed to clear probate court. I found an ad for James as I was actually researching something else on-line. Thought that it was Karma, so I called him. He was great. Very patient and waited to be paid at the close of both escrows that took an extraordinary six months to be exact. This was not due to probate court that cleared months earlier but the buyer's lender requirements. James would call me periodically to check on the closing date and eventually received payment, lol. He understood the process and agreed to settle his fees at the close of these escrows. Great experience. I will work with him again.
