I strongly recommend that anyone considering Extra Space Storage carefully review how its promotional pricing works before renting a unit.
I rented a unit for $76 per month. My agreement identified a “suggested rental rate” of $97, so I reasonably understood that my discounted rate could eventually increase to somewhere around that amount. Instead, only a few months later, Extra Space increased my rent to $163 per month — a 114% increase.
While the contract gives Extra Space broad authority to increase rates with 30 days’ notice, nowhere was it clearly disclosed to me when I rented the unit that my $76 rate could more than double within a matter of months. Had I known that, I would never have rented here.
I also rent a second unit at this location. If the same thing happens with that unit, it would reinforce my concern that this is not simply an isolated rate adjustment but a recurring pricing practice. I have also noticed multiple Google reviews from other customers describing similar experiences with significant rate increases after initially renting at lower rates.
I understand promotional pricing, and I understand that rates can increase. What I strongly object to is attracting customers with a low monthly price, getting their belongings moved into the facility, and then dramatically increasing the price only a few months later. Moving out of a storage unit is not as simple as canceling a subscription, which puts the customer in a very difficult position once their belongings are already stored.
Extra Space should be upfront when customers sign up about what they should realistically expect to pay after the promotional period. If a $76 unit is likely to become a $163 unit within a few months, customers deserve to know that before they sign the agreement and move their belongings in.
Based on my experience, I would not recommend Extra Space Storage unless you are prepared for the possibility of a very substantial rate increase shortly after renting.
