Understand inflation, market, etc… However, when you advertise 1st Month Rent Free for new move-ins, this means you have units to rent; but by the same token you’re raising rent on your current customers units? This doesn’t give your current customers incentive to stay - they can just move to another facility that is offering the same amount they are now paying and get their 1st Month Free from them, plus they offer a moving vehicle in order to do this. Extra Space Storage kind of reminds me of the parable of the dog on the bridge that sees his reflection in the river of a dog with a bone (new customer) and opens his mouth to take it and looses his bone (current customer). On a more positive note the individuals at Encino Commons do a great job, especially having to deal with Extra Space Storage policies.
