Important Map Info: Forestgrove place comes before Forestbrooke Way. Do not be fooled by the unmarked apartment entrance for Woodland. Larc is clearly labeled on Forestbrooke Way.
Update Dec 8 2025: they fired the crazy-making manager! I feel more safe already. I felt muted looking at other reviews praising Jackie so highly.
Another star for LARC✨
October: they planted flowers in the space where they were taken away. I don't know if people will sit there again and build community as they once used too, but perhaps in the Spring?
I received a phone message from Lucinda offering to help me with the closet setup. So I am putting another star on for thoughtfulness. I have played Tetris with my closet and I am happy with it - But appreciate it.
Larc is lovely, there are many wonderful people here and if you are a fan of the muppets -- we basically have the whole crew here. Complete with the 2 white haired critics at the theater.
Many animal lovers and gardeners as well. :)
Sean, the maintenance supervisor does a great job. This property is in tip-top condition because of him.
Pros: Tucked in neighborhood, gardens, lovely homes, terrific easy to-clean flooring. High ceilings, pet-friendly, elevators, carts to bring your groceries in. Lovely landscaping, walking trails. Washer/Dryers, garbage disposal.
Cons: Dodgy biz practices: During the move-in process my emails and phone calls were ignored by Jackie for weeks at a time! I have been made to wait for long periods of time when I go in person as well.
Cece is very professional and kind. She is at the front desk---
August 28th: Awful shock to find out I could not turn the garage in with “A few days notice”. It was 20 days notice. This cost me an extra $90!
August 1st: I was charged a late fee for paying August rent on August 1st! The numbers were skewed on my receipt. My Rental Resume is very important to me. I want those numbers to reflect the truth. So far... they have not reflected the truth.
On July 22nd, Everyone received a Prior Notice of Entry. I have a picture. This is illegal. Management must give 48 hours notice. My apartment is my home and my Sovereignty means a great deal to me. Tenants have the right to enjoy their home without invasion. The wording gives the impression of boarding school or prison.
• The move-in process was a paperwork Crazy-making nightmare! I put a deposit down to hold the unit on May 12th. Jackie, did not have me sign anything beyond a receipt for the deposit. I was not given a list of papers to bring. My calls were not returned on May 13, 18 or 28th. There was an email miscommunication owing to the tiny writing on her biz card. On June 5, I drove to Larc office because I was completely in the dark about my application. It was still not approved. I was told I might need to pay a double deposit! Can you feel the anxiety? At this point, I was planning on moving there in 20 days. She did not ask for my ID until June 11th! My move in date was June 23. I was not approved by American Property management until June 12!!
-- I cannot find the words to describe the stress of being stonewalled by the property manager while trying to move! My housing specialist was very concerned as well. Moving is rated as stressful as death and divorce alone, but the crazy-making sent another level of stress that I feel I cannot even begin to describe without expletives!
Another small con: The shelves are fitted so low that you can't put a dresser in the closet. The bedroom is 9 by 9, so that would have been a great option. Moving the shelves is not allowed.
Overall I like it here. Although recently there was a community rift and the lovely spot with flowers, something that I considered a sacred space has been taken away and desecrated. :(
If you do decide to move here...Don’t be fooled by the smile, keep all post it notes, paperwork etc. If you have a lawyer in the family, or as a friend, bring them. You may need them.
