  I was so excited to visit. Made an appointment online. Only to arrive and they didn't have record of the appointment I made online a week before. BUT...they had my info in their database (was already getting spam emails). I met with Mark (the sales guy). As soon as I shared that I would prefer to buy an already built home vs building, I was dismissed, told to find a realtor and he had an appointment waiting. Then he instructed me how to do the self-guided home model tour. Didn't give me his business card. Didn't tell me anything about the amenities or where I could go look (a map would have been nice). As a salesperson, Mark should have approached my reply to buy an existing home, with .... while that may be an option, we at Dell Webb make building the home of your choice easy. Let me show you our design studio and you can see for yourself how easy we make selecting your build out easy. It was beyond a disappointing experience and I had heard Del Webb was the best from friends who toured other locations. Of note (and surprising) there are no wood fenced homes, you are literally on top of your neighbors, less than 1/2 a football field. Would have explored this community further if the salesperson had told me if there were any lots where the back is on a greenbelt and not right across from neighbor (now that is what I would buy). Corporate if you are reading this, and there is land at this location w/o being directly behind your neighbor, please have a salesperson contact me (not Mark though). Landera and Robson Ranch next steps on my quest for a 55plus community.

  I must say going into the Del Webb community had me very excited. After entering into a contingency contract and executing the agreement because my other house was not selling try getting your refund back. Try getting anyone to help you get your money back. Contract says 5 business days and we are approaching 10 and I can not get anyone to call me back. Really find out who you are dealing with if things do not go their way. Very disappointing as no one has yet contacted me on this. Very poor customer service!

  The house was constructed in a timely fashion and we were blessed with a really great construction manager to work with. Great Pulte experience as expected. - UPDATE: it has now been a year and Pulte and Del Webb at Trinity Falls has exceeded our expectations. We love this house and the community is the best we've ever lived in.

  Do NOT EVER buy a Pulte home. The Pulte website claims construction standards "set high to meet and exceed industry expectations to give you peace of mind knowing your home is crafted with a high level of detail and care". They "follow strict quality control measures to ensure accuracy and attention to detail". They offer "paramount quality". NONE of these statements reflect the finished home. I purchased a home in Del Webb Trinity Falls and have regretted this decision every day. What should have been a fun, exciting experience has been a nightmare. I have had nothing but problems as have many of my neighbors. I paid $1500 upgrade fee for interior paint, being told it was high quality and wouldn't wipe off the walls when cleaned. I have dabbed with a white cloth on several spots and the paint comes off. It is not quality paint but appears to be watered down. Then ENTIRE interior needs to be repainted. I spoke with the construction lead about many of the problems and also submitted service requests. For 3 months I was unable to use my stove due to a gas leak. It was finally fixed in June. The home was not clean when I moved in - dust, dirty floors, grimy windows. The handle for the shower door has fallen off (service requests 5/26 and 6/21). Downspout pieces have fallen off; missing two downspout cement runoffs; bathroom tub would not drain (fixed June) but now needs to be scoped for additional debris (5/26). Kitchen island lights installed too high (2/28). Green cover on the west side of the home is cracked and wiring exposed (30 day walk through with Chris M and 6/21). Door into the garage has a 10" split on the edge because it was installed incorrectly (early March). Kitchen screen has fallen out and now missing parts (6/21). I still need to submit service requests because drawer/cabinet fronts in the bathrooms and kitchen are crooked; pantry doors cannot be easily opened; white paint on the floor throughout the entire house and on the weather stripping (drop clothes not used?); doors poorly painted; nails sticking out on the patio posts; no weed barrier in flower beds and will need to be properly done in the fall; many plants had to be replanted because they were not planted deep enough; cheap, inferior landscaping; twisted sprinkler lines; large, deep holes in the backyard making it dangerous to walk through. Some subcontractors seem to not care about the quality of the work they are paid to do. I was told by the sales rep that the fence was included - it wasn't - $2100 to have it installed. I could list so many more problems but the customer care/warranty staff said they have over 300 service tickets. They are understaffed and I was told not to expect repairs any time soon. The HOA is poorly managed. Staff can be defensive if you challenge what they say - they don't care if you have a grievance. I have called the office and it goes to voicemail. If you stop by to see them, they are rarely available. I thought they are here to serve the community and the homeowners deserve respect and timely responses from them. A new HOA and it's leadership need to be seriously explored.. I bought this home because I thought it would be a community. There is nothing , especially from the HOA, that fosters a community. At the amenity center, some classes require additional fees. The sales contact said our HOA fees covered everything at the amenity center. Classes are often scheduled during the day although many homeowners are not retired and cannot participate. There are few "social events". Again the HOA doesn't care and always has an excuse. This has been a nightmare experience. I have not enjoyed living in my home or in this community. The HOA, the warranty center, and the Pulte sales office do not care about the homes they've sold. They are dismissive, condescending, and not serving the community. Pulte claims they offer "paramount quality" to give the homeowners "piece of mind." Pulte has a responsibility to make this right, fix the problems, and listen to the homeowners.
