I was able to get settled into my new home in less than 30 days from pre approval, and Richmond offered great incentives along the way. Mention also to Jason who helped me twice on my walk throughs! - MHMorgan HolmApr 12, 20251.0We were in escrow on a house in this community with Richmond. 4 days before closing, we discovered mold in our HVAC closet bc it wasn’t properly ventilated. They let it sit for 4 more days before doing anything about it and despite MANY requests, they wouldn’t provide us with the assessment report from the mold expert- so we never knew the full extent of the mold. Additionally, our appraisal came in $35k below list price & they do NOT negotiate. Their in-house lender actually shared the appraisal to the builder (big no no) without our consent, and together they submitted for ROV without our knowledge, submitting homes from another, more high-quality builder in the neighborhood as comps, thinking they’d trick the appraiser because they were still on the same street. When that didn’t work, they withheld our appraisal for a full week to try and force us into closing. We also had very valid concerns about the integrity of the foundation due to standing water in the backyard with drainage issues noted at nearly every home on our street. Several easements on our property that were never disclosed. The list goes on. ANYWAY, go with Pacific Lifestyle. Local builder (Richmond is national), glowing reputation in the community and sub-contractors enjoy working for them (which is a huge deal). Save yourself the trouble! We made it out (barely) with all of our earnest money, but that’s not everyone’s story.
