To get the best return on your asphalt paving investment, it’s essential to have a professional complete the job. When properly installed, an asphalt driveway or parking lot can last as many as 30 years or more. If you ensure proper maintenance of your asphalt, it can last even longer, up to 40 or 50 years.

When repairing the cracks in your asphalt, it’s important to set aside the appropriate amount of time to ensure optimal results. If you have a large parking lot to repair, our team will work with you to divide the lot into sections, working on one at a time, so you don’t lose total access to your lot. Crack filler requires at least 24 hours of dry time before another coat can be applied. After the final coat is applied, the filler needs at least 24 to 48 hours to completely dry before any vehicles or pedestrians are permitted on the surface.

The following is a list of the most common causes of asphalt failure, but we’ll help to ensure these don’t happen to you: Water penetration: Asphalt failure begins when cracks form that allow water to penetrate the surface. This is why sealcoating is so important. If left untreated, the cracks allow water to reach the base of the pavement. The base can then begin to shift and settle, which only leads to more cracking of the surface, worsening the problem over time. Excessive traffic: The more traffic your asphalt sees, the higher the chance cracks will begin to form due to excessive wear. This is especially true if your asphalt receives regular traffic from heavy load-bearing vehicles like semi-trucks. Poor soil: The soil beneath the surface of asphalt must be adequately compacted to support the weight of frequent traffic. If the soil is too weak, the pavement will begin to flex, which can cause cracks.

Weather conditions, like rain and intense sunlight, can all take a toll on your asphalt, degrading the surface and causing it to break apart. Sealcoating is used to prevent this from happening. The process applies a layer of protective liquid over the top of your existing asphalt. It helps to extend the life of your surface by preventing it from drying out and cracking. Not to mention, it gives the surface a fresh black finish, giving your old pavement a restored appearance. Regularly scheduled sealcoating has the potential to double the lifespan of your asphalt.

The weather plays a significant factor in the sealcoating process. We do not want it to be so cold that the ground has frozen, and we also cannot complete the process if it’s raining. For this reason, it’s usually best to complete sealcoating in the summer or fall, generally between May and October. We’ll work with you to determine which days will work best based on the current weather forecast.

For the most part, asphalt paving and repairs should be done when the weather is warmer. However, we can complete some repairs, even in colder temperatures. Usually, if this is done, we will complete a temporary repair in the winter and follow up with a permanent repair when the weather conditions are more appropriate.
