    Please don’t take these negative reviews too seriously, people will complain about anything these days. We have lived here for 6 months so far. My family loves this community. It’s one of the friendliest environments we have ever lived in. Great homes and friendly neighbors. We rented a condo for a few months here while ours was being built, so we have lived in two different models here. We have loved both! Kaylea has been great since the first time we stepped foot on the property, and the rest of the team with construction has been solid too. Lastly, the location is incredible!

    UPDATE: Attached is an email excerpt from the community manager, Tara from MyStreet community management who is controlled by Stanley Martins Board of Directors: This will be the first communication that my street community management has ever made to disclose the amount of delinquencies that our neighborhood has been suffering for more than two years and is going to be at the expense of other homeowners due to Stanley Martin only caring about the fact that they are selling more homes at the expense of an extremely low costing, homeowner association monthly fee and not holding other homeowners accountable for not making any payment since they’ve purchased home here. These actions have resulted in people, not being able to close on their homes when they were trying to sell and get out of here and also put us in an extremely poor financial situation requiring us to utilize the reserve bond at least twice since the community has open due to Stanley Martin, poor management of finances and lack of accountability when issues were brought to their attention from home owners that have absolutely no power while Stanley Martin controls the homeowners association. It has been brought to the communities attention that the Property Management company MyStreet community management has been unable to keep tabs on how many units in this neighborhood are being rented by tenants versus being occupied by owners. Violating this allowable rental percentage would mean that Stanley Martin who controls the homeowners association since the beginning of construction would be violating federal loan borrowing regulations. At this time, my street community management company has prohibited owners from renting out their unit due to the discrepancy of how many non-owner occupied units are are and raises serious. Ethical concern concerns as the neighborhood is soon to be transitioned to ownership control verse Stanley Martin control which means Stanley Martin was all right with not having that on owner occupied units while it was convenient for them to sell these homes but is now going to put the neighborhood into a severely poor position with people being able to run out our homes due to the amount of investors they allow to purchase homes in the first place. Owners have also been informed that Stanley Martin will be dictating who gets to do the final inspection on the neighborhood before the control is handed over to the owners which means that Stanley Martin will be able to have the upper hand in deciding what is reported as far as the financial health of the homeowners association, and the condominium fees are about to skyrocket once the ownership gets transition from Stanley Martin to the individual owners. Additionally, the majority of the homeowners that want to be on the Board of Directors once control transitions from Stanley Martin ownership to home owner ownership are very dishonest and disrespectful individuals. Not only do they target certain owners or tenants that they do not like or they do not look like that but they are also okay with how Stanley Martin has been running this Neighbourhood because they have benefited in one way or another and we can guarantee that the people that will be selected to be on the Board of Directors are in fact some of the original owners in this Neighbourhood as they have been able to have a partnership with Stanley Martin in a very beginning and got significantly good deals when purchasing their homes… The first few original homeowners in this neighborhood are very cliquey and mistreat other neighbors. We originally planned to sign a contract here and quickly heard that this was not a family oriented community and chose to move to the new construction townhomes just one street over (same school district). No regrets whatsoever. Community is everything and that is exactly what Coalfield Station is lacking.

    My family and I made a big mistake purchasing a home here. The builders quality is horrible, it’s costing thousands of dollars to repair things that the builder takes no accountability for. Additionally, there are many neighbors that are very cliquey / disrespectful to the new people that have moved in and is very off putting. Look elsewhere where your family will be respected and your money is put to good use.

    An update as of 1/24/26: Once again with inclement weather approaching the management office is unprepared and sent out an email letting residents know they did not have a supply of ice melt stocked up in preparation for the winter season…so we are expecting all this ice and snow and they let us know that treating our sidewalks and roads would be delayed due to a shortage of supplies….SHOCKER 🙄 We had ice melt and salt stocked up so we salted the roads and sidewalks around our stretch of the neighborhood and had several residents come out and personally thank us. Really wasn’t that hard. What’s wrong with you Stanley Martin? Paying an HOA fee for what? You do nothing for your residents. Terrible all around. They have taken up what little parking we have by placing large red dumpsters for “construction” on the street. Problem is there has been no one working on our finished section of townhomes in TWO WEEKS! Move the dumpster until you are actively working on it and give the residents back the parking. Then management has the nerve to email residents and tell us not to use these dumpsters for emptying out Christmas trash. Anyone with a brain could have guessed that was going to happen. It is an unused dumpster!!!! Get someone working or move it out of the finished sections. It shouldn’t have been placed before the holidays when work isn’t being done and extra parking is needed for visiting friends and family. Does anyone have any strategic planning or management experience? They are lazy and do not care. I had to write another negative review because the community area was always a mess and furniture was always being rearranged and left and looking a mess and management just left it until I said something. What’s the point of paying for an HOA? But if you put up a blink camera on your front door without an application then they will be all over it!!! In inclement weather do not expect ANY of the sidewalks or neighborhood roads or community areas to be treated. Days after all weather has ended then they get someone out to put down salt…..kinda defeats the purpose? The community area and playground soil is always saturated from a faulty sprinkler system they have yet to figure out. It’s a horrible swamp of mud and dog feces. Never any parking on the street so if you are a 2 car family, start planning ahead. Please do not move to this neighborhood. There are so many other new choices, find something that isn’t such a cluster and has a better community management and HOA because these people are a JOKE.
