  My wife and I at first hesitated at buy from the Northern Virginia Division of the DRB Group because we had seen some negative reviews of other DRB Division properties in MD and NC. After meeting with the Northern VA sales team in a Fairfax City development however, we overcame our hesitation. We bought a luxury Townhome from them that was already under construction but still months away from being finished. We have bought new homes and condominiums from a variety of big name companies. The experience we had with this division of DRB Group was good from top to bottom - The sales people through delivery and warranty people were superior to anyone else we had dealt with, including some big name custom home builders. Everything during the construction phases was completed on time, like clockwork, and with quality results. I will call out a few specific names. JOSEPH (JOE) IBRAHIM, is the Warranty Manager and the most recent one to impress me. Super personable, responsive, knowledgeable, fair, good follow-up, etc. Warranty issues during the first year are often where you get left in the dust. Not with Joe. If you get Joe as your Warranty Manager, you will be well served. Nicholas (Nick) Zarou - Superintendent, Conner Myers - Delivery Team - The meetings with these guys before closing and after closing were very helpful. They came through on all "punch list" items. That alone is hard with some companies. We were well informed all along. Nicholas (Nick) D'Aleandro - Sales Manager. Very helpful, a professional touch, a good experience from the start. This is not a custom home builder company. They achieve a timely delivery with few surprises in part because they that are NOT customized beyond an modest list of typical upgrades (gas fireplaces, audio/visual wiring, paint packages, etc.) If you are convinced you need custom features or custom changes that are not be part of the options they offer, or are unhappy with the brand of brand of appliances they offer, go somewhere else. But if you find a home that offers a design and with options you like, I believe you will be pleased. Ten months after we closed, they are still responsive to us.

  I’m not sure why but this builder doesn’t want to do any kind of custom work, no matter how easy. I asked for a rectangular cutout in the closet to install a vent and they won’t do it. I didnt ask them to do this for free but custom work was not allowed due to covid. Ok fine i’ll do it myself. I asked for network cables to be run out from the ceiling of the closet instead of into a panel thats installed in the closet. This is probably less work for them but again for some reason they wont do it. And make sure to get all of your design center questions out of the way during your appointment. Dont bother trying to contact them after the fact, you wont hear from them. Ive never seen a company so resistant to working. Update: The builder decided to ignore my choice of siding color and predominantly use a secondary color. The whole front of the house uses the secondary and 3/4 of the side uses the secondary. Why did they even give me this choice? The second 1 year is up dont even bother contacting them for issues. The answer is no. They have some warranty manager that wont even get out of his car to look at an issue and then deny you.

  I recently purchased a DRB home in Ashburn ($900k range) and reported an issue where the drop-off out of the garage door was out of code (inspector notified). I requested DRB to put a step in. They told me they would address. They addressed with a cheap railing right across the door, preventing use of it (see pic - it's ridiculous). When I told them this isn't acceptable, they told me to pound sand to a building code issue. Would you buy this home with this solution or use a builder who does this?
