    For quite some time, I have held my tongue, but I can no longer remain silent. As many others have unfortunately discovered, Oakwood Homes is a company that makes grand promises while delivering substandard construction. They market their homes as high-quality builds, yet the reality reveals a very different story. One glaring example is their decision to attach a thirty-pound mirror to the wall using nothing more than adhesive—an astonishingly poor and unprofessional building technique that falls far below any acceptable standard of craftsmanship. Since the day I moved in, I have experienced nothing but ongoing problems with both the home and the company. It is truly baffling—and, in my view, borders on the criminal—that Oakwood is permitted to operate in this manner. The situation defies logic. With only a handful of city inspectors responsible for reviewing hundreds, if not thousands, of homes each year, it is simply impossible for them to verify code compliance across every structure in a thorough or timely fashion. These concerns are not isolated. As one longtime resident of the same community recently stated in a detailed review: “Nail pops on all levels, uneven floors so much that floors are starting to separate… There is not a straight wall or floor in the entire house. Near impossible to add features… misaligned walls and uneven spacing between studs.” He described the home as the worst he has ever purchased and reported that the warranty team was “extremely difficult” to work with after the sale. The cumulative effect of these issues—settling foundations, cheap framing, rushed drywall installation, and persistent construction defects—has left many homeowners, myself included, deeply frustrated and questioning the integrity of the entire building process. Now all of my mirrors have at least a quarter of an inch if not a half an inch it’s a matter of time till they all come tumbling down. I have a one year-old child. I have dogs. I don’t have time to spend hours and hours cleaning up thousands of shards of glass anyone who has ever cleaned up glass will understand this is a very difficult task. I want them to come out and fix my mirrors. I want them to stop giving people problems with the warranties if they don’t want high warranty claims don’t give us a substandard product do what you say. Give us a quality product we paid hundred hundreds of thousands of dollars for our house and quite honestly, I regret every penny of it. I should’ve just bought an Older home.

    I recently purchased a home in the Wander community built by Oakwood Homes. The construction team, led by Danielle, did an excellent job communicating throughout the build process. Updates were consistent and the overall experience leading up to closing was positive. Unfortunately, the warranty process after closing has been frustrating. Several issues identified during the 30-day post-close visit were prematurely marked as closed in the warranty portal before they were actually resolved. This required multiple follow-ups and emails just to keep items properly tracked. In a typical service or warranty process, homeowners should be involved in confirming completion before work orders are closed. Instead, I found myself spending a significant amount of time managing and documenting warranty claims to ensure they weren’t lost in the system. Communication from the warranty team has often been slow, and follow-up has not always been clear or consistent. For anyone purchasing a new build, I strongly recommend allowing yourself at least half a day to thoroughly evaluate the home during the final walkthrough prior to closing. One red flag to watch for is when the final walkthrough is scheduled only a few hours before closing, which limits the time available to carefully review the home. If possible, schedule the walkthrough at least 24–48 hours before closing. That way, if significant issues are identified, you still have time to address them or delay closing if necessary. Once closing documents are signed, your leverage changes and the warranty process becomes the primary path for resolving issues. Overall, the construction team communicated well during the build, but the post-closing warranty experience has been far more administrative and time-consuming than it should be. The warranty service process and work order tracking system would benefit from improvements to ensure better communication and accountability with homeowners. I hope Oakwood leadership reviews feedback like this and continues improving the homeowner warranty experience for future buyers.

    My husband and I went to look at townhomes for an upcoming investment property. Natalia was at the home and was extremely knowledgable, helpful and professional! She gave us a ton of great information but wasn’t pushy. She answered all of our questions and it was such a pleasure to meet her, we are looking forward to working with her.
