I recently purchased a home in the Wander community built by Oakwood Homes. The construction team, led by Danielle, did an excellent job communicating throughout the build process. Updates were consistent and the overall experience leading up to closing was positive.
Unfortunately, the warranty process after closing has been frustrating. Several issues identified during the 30-day post-close visit were prematurely marked as closed in the warranty portal before they were actually resolved. This required multiple follow-ups and emails just to keep items properly tracked.
In a typical service or warranty process, homeowners should be involved in confirming completion before work orders are closed. Instead, I found myself spending a significant amount of time managing and documenting warranty claims to ensure they weren’t lost in the system. Communication from the warranty team has often been slow, and follow-up has not always been clear or consistent.
For anyone purchasing a new build, I strongly recommend allowing yourself at least half a day to thoroughly evaluate the home during the final walkthrough prior to closing. One red flag to watch for is when the final walkthrough is scheduled only a few hours before closing, which limits the time available to carefully review the home. If possible, schedule the walkthrough at least 24–48 hours before closing. That way, if significant issues are identified, you still have time to address them or delay closing if necessary. Once closing documents are signed, your leverage changes and the warranty process becomes the primary path for resolving issues.
Overall, the construction team communicated well during the build, but the post-closing warranty experience has been far more administrative and time-consuming than it should be. The warranty service process and work order tracking system would benefit from improvements to ensure better communication and accountability with homeowners. I hope Oakwood leadership reviews feedback like this and continues improving the homeowner warranty experience for future buyers.

My husband and I went to look at townhomes for an upcoming investment property. Natalia was at the home and was extremely knowledgable, helpful and professional! She gave us a ton of great information but wasn’t pushy. She answered all of our questions and it was such a pleasure to meet her, we are looking forward to working with her. Building with Oakwood as been a horrible experience, I desperately wish we wouldn't choose a different builder. They have lied about so many many thing. Starting with the fact we were told our home would be completely June 2021 here we are January 2022 and it's still not done. Anytime we try to get clear answers or talk about our concerns all they respond with is roundabout BS responses that don't even answer our questions or address our concerns. It has been nothing but delay after delay. Meanwhile, other homes that were purchased AFTER ours have been built and finished for months now. And now interest rates are climbing and they won't let us lock our rate in, unless doing so at our own risk if more delays our. It seems like assuming that risk is the VERY LEAST they could so given the MASSIVE delays that have put so much hardship and uncertainty into our lives especially in regard to our current house situation and childcare status that are having to constantly be changed because our move in date is always being pushed back.
