  My spouse and I have never written a bad review in our lives, but our experience with Richmond American Homes has been such a nightmare that we feel obligated to warn the community. We closed on our home in the Orange Meadows at Round Hill community a couple of months ago but didn't move in until a few weeks later. During that gap—and continuing after we moved in—the production team continuously stole our water and electricity to build the house next door. Despite multiple polite requests to management to stop this, we repeatedly caught workers hooked up to our utilities.When we received an electric bill for a period when we weren’t even living there yet, we asked Richmond American Homes to cover it. After weeks of being ignored and promised a call from production management that never came, we finally received this lackluster response from their Senior Construction Manager: "While I appreciate Laura’s tenacity, we are unable to pay utility costs or issue refunds for utility costs that were incurred after a home closed and utilities were transferred out of Richmond American Homes’ account. We have ordered a 'Private Residence' sign for your home." As professionals who also work for major national homebuilders, we find this corporate response to outright utility theft embarrassing. Richmond American Homes clearly loses all interest in customer service and morals the second they get your money. They openly acknowledge the theft, yet refuse to right their wrongdoing, offering a cheap sign instead of accountability. Save yourself the immense stress. I highly recommend avoiding this community and finding a builder that actually values its customers after the financial transaction is complete. If zeros stars was an option that is truly what would be selected based off our experience with this builder and community. Decided to edit my response based off the below response from the builder to my review. Do not let management's polished response fool you. They are not addressing or correcting their wrongdoings; they are merely performing damage control. After being completely ignored by their Senior Construction Manager for 13 days, it is telling that I magically received a response the exact same day I posted this review. This is a textbook example of how they treat customers: you are ignored until you publicize their failures. Furthermore, their response contained blatant contradictions and alarming legal deflections. The Excuse:They claimed they only have three workers in the entire community right now yet there is a full crew of strangers currently framing houses right across the street.The Liability Shifting: They explicitly stated they are not responsible or liable for the subcontractors they hire, only for their direct Project Managers. Think about the implications of that mindset. If your home suffers a major structural failure, Richmond American intends to wash their hands of it by blaming the third-party contractor who installed the beam. This is a terrifying approach to homebuilding. For your own safety, financial security, and peace of mind, stay far away from this builder.
