We bought our condo when it was built in 2023 and are still happy with our purchase 3 years later. We have a Julianne and the open floorplan on the main level sold us the first time we saw it. Bonus…the master closet is huge and we were able to have Closets of Virginia create a beautiful custom closet for us! We love being next to Midlothian Mines Park and enjoy the walks in and surrounding our neighborhood. We have made great friendships with our neighbors, enjoying times by the fire pit and close get togethers. The neighborhood is convenient to great restaurants and all of our needs.

I just had a question. They say that they're two-story condos but it looks like four levels. I guess the bottom level could be the garage and then the next two levels is the home. What would be the fourth story? Tia

I would consider taking the following precautions and asking these questions before considering living here:
- What is the rental cap for the community?
- What are the consequences if the limit is exceeded, in particular on receiving some types of loans?
- Take a look at available parking in the evenings when everyone returns from work
- Ask about recent special assessments and financial health of community
- Get everything in writing

The buying experience was incredible. My purchase was as a bit difficult because I was paying cash and the cash receipt was delayed. They worked with me through this difficulty to make sure I got my home. Thank you.
As for my condo. I purchased the Tessa. I was a bit afraid moving from a 4200 sq ft home to a 1500 sq ft home, but the Tessa is so open and roomy. I love the wide hallways. And not only me but everyone loves my kitchen. It makes cooking fun and easy. The primary bedroom and closets, yes closets, are huge with more than enough room. I love the bedroom with the balcony. I made this my entertainment room. The view from my balcony is beautiful.
The warranty and persons involved with the warranty are awesome. They are attentive. And they always offer advice for items not covered under the warranty, which is awesome.
The neighborhood is quiet. The people living here are great, friendly and respectful.
The HOA takes care of the grounds. There is still construction going on but the grounds look good and are clean.
Overall, I recommend buying a home from Coalfield Station and with Kaylea Wrenn.

Don’t let the interest rate fool you - you will get what you over pay for. Right across the street on coalfield road are actual townhouses (not condos like these) that are the same price and higher quality. Most neighborhoods in the area sell out within a year. This is going onto year four and still not sold.
Update: let the amount of owners selling their home give you an idea of how poorly managed this neighbor is. Most of the homes sit not sold for months due to financing denial from buyers due to the mismanagement of funds from the homeowners association/property management company. Control of the homeowners association is about to be passed from the developer, which is Stanley Martin to the owners which means for hundreds of dollars in assessments added to already overpriced Homeowner association dues monthly.
Very unwelcoming vibes in this neighborhood from the neighbors to the children to the builder developer sales office. This neighborhood is definitely filled with people that got very good deals early on when the Neighbourhood was first developed, and they let it go to their head with the entitlement. Now these properties are over priced, the HOA is poorly managed and Stanley Martin set these owners up for failure with mismanagement of budgeting. Not confident to buy here knowing that the current owners running the HOA would be even more of a disaster with increased condo fees.
