How often does sealcoating need to be done?
Sealcoating is typically needed every 3-5 years, with frequency depending on traffic volume. Regular sealcoating protects the underlying base layer and extends the life of your pavement.
When and how often should I crack seal?
Asphalt cracks should be sealed immediately upon appearing in any asphalt structure, including driveways, roads, or parking lots. A proper crack seal must cover the entire width of the crack. When that seal breaks down, the crack requires resealing. In Utah, where temperature fluctuations cause significant thermal expansion and contraction, we recommend resealing approximately every 18 months to two years.
