Buying our home at Creekview Fossil Ridge was such a smooth and exciting experience thanks to Gretchen! From the very beginning, she was incredibly helpful, knowledgeable, and patient throughout the entire process. We have had nothing but great experiences from the Ashton Woods team. From sales to warranty, we always feel heard and taken care of. Kevin (warranty) personally came out today to make sure our issues were being taken care of. Jason and Gretchen are also great! Getting the things fixed in your house can seem inconvenient and like a chore, but these guys are on it. 10/10 would recommend working with these guys.

Read your contracts very very closely. Ashton Woods will go over pricing with you on your beautiful new home but wont mention the PID. It will be added to the bottom of your contract and I can only assume they hope you will miss it.
This PID adds 90,000 to the cost of your home over the life of your loan. You can pay it off early for 30,000 but if you dont its 90.000 in total.
PID will make it VERY hard to resell your home.
Additionally the roads out there are a nightmare. You have two options to get back to 380. The straight shot is backed up 3 miles every morning during rush hour. The other road has been mauled with the heavy construction trucks and heat. Ever seen a road that looks like saltwater taffy? Hope you dont drive a normal car our you will scratch the hell out of your under carriage!
Additionally, they mention your inspection is optional as they've inspected already. Trust me, its not optional. If you dont get your "new" home inspected, you will miss out on the defects. Even if you do get it inspected pray you'll find everything. "We'll fix anything you find!" they say... what about the things you dont.
The home we looked at had broken AC, window, door, roof issues, cracked tub, leaking appliances, and a damaged fence!
Did I mention they wont let you get your earnest money back?
Highly recommend you RUN.

The worst warranty service I’ve experienced from Ashton Woods.
Since we bought the house, there has been a persistent squeaking noise across the entire second floor. Just two months after closing, they came out and claimed the issue was “fixed,” assuring us it wouldn’t happen again. However, the noise returned within days.
At the 6-month mark, the issue became significantly worse, affecting most of the second floor. When I raised it again, the warranty manager acknowledged the problem but dismissed it, saying it had already been addressed and that weather changes might be the cause.
By month 10, the situation had deteriorated even further. After repeated follow-ups and scheduling delays from their side, they finally sent a framer just two weeks before the warranty expired. Even the framer confirmed this was a serious flooring installation issue and stated that the entire floor would likely need to be repaired.
I was explicitly assured that since this issue was reported well within the warranty period, it would still be fixed even if the warranty expired.
Now that the warranty has ended, there has been zero response from the team despite multiple follow-ups. I have documentation and proof of all communication.
This experience has been extremely frustrating. A major structural issue like this should not be ignored, especially when acknowledged by their own team.
I would strongly advise potential buyers to carefully consider the quality of construction and the reliability of post-sale support before choosing Ashton Woods.
