    My wife and I were looking to build at Paloma Ranch. We initially went to Risewell because of the style of home they offered. We loved the designs and the layouts. However, whenever it came time to move forward and we started pricing out the house it seemed like every little thing would be charged. While they did offer incentives; (if you used their lender only). They knew those incentives would be used to upgrade things like flooring because the House comes standard with carpet everywhere. So the incentive money they gave you is essentially to make the house a standard builder house. Then they don’t even sod the entire yard unlike other builders in the neighborhood so you’re responsible for another at least $5000 right after you close to finish putting grass and irrigation; or else you will have a mud pit. Not to mention even on the standard lots, they charge $10,000 extra and they didn’t seem willing to negotiate pricing at all. We had to “ Ask for things to be included like maybe blinds.” Overall was not a great experience and felt belittled when trying to purchase a $750k house. The sales agents I think we’re doing their best, but I feel like their hands were tied from management. I would recommend doing a research and going with another builder.
