When we were looking at the house, I noticed a branch of a Crepe Myrdal was dying. I made a comment, but nothing was said. When we were doing our final walk thru the branch was trimmed away. I mentioned it but it was blown away. A month in the tree was obviously dead. I was told that landscape isn't covered. Now, our 9th month in the tree in the center of our lawn IS dead. They won't replace it however the HOA states there need to be 2 trees and if replace the truck needs to be 3" diameter. That isn't a cheap tree. I've seen a couple of other homes with a dead tree or two. Highland replaces them Chesmar doesn't.

Be VERY careful with this company.
We wrote an offer in the beginning of Feb 2024. Because the home was not built and we needed to sell our home, we asked to do a sale contingency agreement for the home we needed to sell to purchase the Chesamr home. The sales agent (Noah) assured us that this was not an issue and we wrote up a contract. We noticed the the contingency agreement was for homes that were already built and brought that to Noah's attention. Noah told us that this was the only agreement they had for a sale contingency and assured us that he would renew the agreement every 60 days (when it expired). That was the last we heard about that until home prices dropped and we went back to Chesmar to see if they would reduce the price of the new home. They refused to bring the price any lower. We decided to drop out of the contract and look for another home that was not overvalued. Noah, then told us that our contingency agreements for the sale and loan were no longer valid (since early April) and we would lose our $10,000 deposit. We were shocked.
Chesmar did not even have permits to build the home until late April. When I asked Noah about his verbal agreement to extend the sale contingency every 60 days he totally disregarded what he had committed to. He also said that because we had only been pre-approved by his lender and because ALL documentation was not given to his lender in February the loan contingency was also lost. I reminded him that I was waiting for the home to be in a more completed state so that the documentation was valid for the closing on the property, as I had told him in the beginning. He was totally uninterested.
We have not been able to move forward on the purchase since our home did not sell and Chesmar is refusing to refund our $10,000. There have been many more bad faith issues that have come up but they are not worth mentioning here.
Anyone considering buying a Chesmar home, I highly recommend documenting every conversation do not sign anything that is not clear and specific to the home you are buying.
I have purchased many new homes and never seen this level of dishonesty.
