    BUYERS BEWARE — A GREAT SALES EXPERIENCE DOES NOT GUARANTEE A QUALITY HOME OR RESPONSIVE WARRANTY SERVICE. The sales process was excellent, but my experience after closing has been extremely disappointing. During the walkthrough process, there was a change in superintendents, and many items identified during the first walkthrough were never properly addressed. Since moving in, I have submitted numerous warranty requests for issues that should not exist in a brand-new home. Many repairs have felt like temporary fixes rather than permanent solutions. We've lived in the home for less than a month and are already experiencing HVAC problems. Before closing, our home inspection identified holes in the ductwork that required repair. Now, the AC runs almost constantly trying to cool the home because several vents have little to no airflow. A new home should not be experiencing these types of issues within weeks of moving in. The landscaping is another major concern. It appears the builder placed sod over a thin layer of topsoil without properly preparing the yard. Just below the surface are rocks, construction debris, and poor fill material. The grass struggles to stay green, weeds are spreading throughout the yard, and digging anywhere quickly uncovers rock and debris. I may now have to spend thousands of dollars to properly remove debris, improve the soil, and replace portions of the lawn. This should not be necessary on a newly constructed home. The warranty process has also been frustrating. I was often directed to deal directly with subcontractors instead of Richmond American Homes, making accountability difficult and creating an incomplete record of issues. Overall, this has been the most disappointing new-home and warranty experience I have encountered. Had I known the level of construction quality, customer service, and post-sale support I would receive, I would have chosen a different builder.

    ⚠️ BUYERS BEWARE — PLEASE DO YOUR DUE DILIGENCE BEFORE PURCHASING A RICHMOND AMERICAN HOME I am a Richmond American homeowner in another Nashville-area Richmond community, and I’m sharing our experience because prospective buyers considering this builder deserve to know what some existing homeowners are dealing with. We moved into our brand-new Richmond American home in March 2025, paying nearly $750,000. Since our first summer, we have experienced significant HVAC comfort problems that remain unresolved. Several bedrooms receive very little noticeable cool air, while our upstairs loft and downstairs office become extremely hot. Richmond sent technicians to our home approximately 3–4 times after we reported the problem. We were repeatedly told that the system was operating normally, airflow was within specifications, there were no obstructions or leaks, and that we should keep our thermostat around 75°F. Yet here we are in our second summer experiencing the same problem. We have purchased additional fans and installed blackout curtains trying to make these areas comfortable. We are now considering supplemental AC units. During winter, we experience the opposite problem—some areas become extremely cold, and we had to purchase multiple space heaters. In my opinion, homeowners should not have to supplement the HVAC system with fans, heaters, blackout curtains, and additional air conditioners simply to maintain comfortable temperatures throughout a brand-new home costing nearly three-quarters of a million dollars. Even more concerning, our experience does not appear to be isolated. Several neighbors in our Richmond American community have reported similar HVAC comfort problems. Our customer service and warranty experience has also been disappointing. We reported our HVAC concerns while the home was still under warranty and gave Richmond American multiple opportunities to investigate them. Repeatedly telling a homeowner that everything is “normal” does not solve the problem when portions of the house remain uncomfortable. We have also experienced poor landscaping preparation, including numerous rocks beneath the sod and areas where maintaining healthy grass is extremely difficult. Other homeowners in our community have reported similar landscaping concerns. The homes may look beautiful, but prospective buyers should look beyond the appearance of the model home. Before closing on a Richmond American home, I strongly recommend having the HVAC system thoroughly evaluated for proper sizing, balancing, airflow, and actual room-to-room temperature performance. Inspect what is underneath the sod as well, and get a clear understanding of how warranty issues will be handled after closing. Almost a year and a half after moving into our brand-new home, we are still dealing with concerns that were reported during the warranty period. ⚠️ BUYERS: DO YOUR HOMEWORK BEFORE YOU SIGN AND CLOSE. At this price point, we expected substantially better quality control, HVAC performance, customer service, and follow-through from Richmond American Homes.
