  Mixed opinions on the property. The energy efficiency of the home is impressive. However, the electrical panel breakers and circuit setup lead to constant tripped breakers. The water pressure in the home is < 42 psi and you can’t have more than one supply open at a time. The soil in the yard and drainage are a major issue. You can’t keep grass alive without excessive watering. Less than 12” below the soil are large limestone boulders so the yard drains extremely fast. The soil is also heavy clay below the sod so grass roots never establish. No thought was put into the driveway size. With a 5 bedroom home, you need to be able to have 2 cars in the garage and up to 4 in the drive way. How this is not part of the local codes is beyond me. The AC setup can’t keep up in the summer. One unit with dampening system is not enough when it’s 85 degrees outside. The concert patio in the back yard did not survive the first winter. The top layer is almost gone already.

  Wanted to give a shoutout to Mike Rutter - our Home Warranty Rep - for always doing right by the residents - even going above and beyond! Every new build community has its quirks and small repairs that are needed in the early days, but ours have been very minimal. For the times we have needed to use our home warranty, Mike has been quick to respond and has even come to verify the work of the vendors. Thanks for everything, Mike!

  The home buying process was a pain. Mistakes and some of the cheapest materials used in our home. Even after you move in, they will do stuff to your property without telling you. When you ask them to fix stuff that they just did, they will shrug and say, "Call customer service, I don't have anything to do with that." They will hound you for 5 star reviews while doing 1 star work. If you decide to buy from them, watch them like hawks during the entire process because you cannot trust that they will care about doing a good job.
