We normally do not leave negative reviews, but after nearly 15 months of stress, delays, confusion, and constant follow up during what was originally supposed to be a remodel, we feel obligated to share our experience with Raybrook Homes so other families can make an informed decision.
The biggest shock happened early in the project. We hired Raybrook for a remodel of our lake house. Without our knowledge or approval, the home was torn down. We only discovered this after calling ourselves to ask what was happening at the property. The response we received was essentially, “We’ve been meaning to call you.”
From that moment forward, the project became something completely different than what we agreed to.
One of the most frustrating patterns throughout the build was constantly hearing, “That’s not in the contract” or “That’s outside the scope,” even regarding items that had clearly been discussed, approved, shown on plans, or ordered through their own team.
For example, bathroom hardware that was onsite later disappeared, and we were told it was not included. Another example involved crown molding for the kitchen cabinets. We were told it was never ordered or paid for, despite it being shown on the cabinet drawings their designer had us approve. We contacted the cabinet company ourselves and were told the molding had in fact been ordered, paid for, delivered, and shipped with the cabinets. We later found it onsite ourselves. Even then, we were told additional money would be required to install it.
There were also major mistakes that made us question oversight and planning. One example was the back deck being built over the septic tank area. We also experienced repeated situations where work had to be redone because things were installed incorrectly or completed out of order.
The amount of rework during this project was unbelievable.
Project management was another major issue. We went through multiple project managers during this build, and every transition seemed to reset communication and accountability all over again.
Communication became exhausting. We constantly felt like we had to document everything, inspect everything ourselves, and repeatedly follow up just to get answers or updates. Even near the end, remaining items like a leaking tub drain, roofing drip edge concerns, leftover materials, and punch list repairs kept getting pushed into vague “we will let you know” timelines instead of actual scheduled dates.
This project was supposed to be exciting for our family. Instead, it became one of the most stressful experiences we have ever gone through.
To be fair, there were individuals within Raybrook who were kind and tried to help at times. But overall, the experience was filled with delays, poor communication, constant disputes over scope, and repeated quality concerns.
Our advice to anyone considering Raybrook Homes:
Get every detail in writing.
Keep records of every conversation.
Do not rely on verbal assurances.
Hire your own independent inspector throughout the process.
Verify completed work yourself.
And do not make final payment until every item is completed to your satisfaction.
We truly hoped this experience would end differently. Instead, it became a cautionary story we would never want another family to experience.
One additional observation for future customers to keep in mind when reading their reviews is to look closely at the reviewer profiles and their relationship to the company. During our project, we recognized several names from reviews as individuals we personally interacted with throughout the build process employed by Raybrook.
