    **Buyer Beware** DO NOT BUY IN THIS NEIGHBORHOOD. They will promise to fix things and then totally fail to deliver. I am not normally one to leave reviews. I’m not going to talk about the HOA or the other things normally mentioned. My issue is with the 1yr warranty you get. Initially when we moved in things were great if we made a work order someone would contact us immediately and get the work scheduled. Now if you put in a work order plan to wait a few weeks for a response to be told over email it’s not covered prior to even looking at the issue. If you ask for a supervisors email or phone number prepare to be left on read. My current experience with the warranty team is making me regret my entire decision to buy a stanley martin home.

The pool, playground, and other amenities have experienced repeated vandalism, resulting in closures, damage, and delayed repairs. At the same time, homeowners continue to pay HOA dues and have seen those dues increase. Can you please provide specific information regarding: * What steps are being taken to prevent future vandalism? * Whether security cameras are being considered or installed? * The timeline for repairing damaged amenities when incidents occur? * When homeowners can expect a long-term plan to address these recurring issues? We purchased in Clairbourne with the expectation that the community amenities would be properly maintained and available for residents to enjoy. We would appreciate a detailed response outlining the actions being taken to address these concerns. Edit1: After purchasing a home in Clairbourne, we learned that the community pool has a recurring history of vandalism and closures. Residents have reported repeated damage to the pool facilities, including the restroom areas, yet repairs are often delayed until the following season, leaving the pool unusable for extended periods. After speaking with the HOA, we were informed that they are considering closing the pool permanently. We were also told that the HOA has not moved forward with installing security cameras, despite the ongoing vandalism issues. If you’re considering purchasing a home in this neighborhood, it’s worth knowing that HOA dues continue to increase while community amenities, including the pool and playground, have experienced ongoing maintenance and condition concerns. Be sure to do your research, review HOA records, and ask questions about the status of community amenities before making a purchase decision.

    Stay far far away from the clairbourne community in Graniteville unless you want a broken pool all summer long and a HOA who said they are going to shut down the pool all together and refuse to put up cameras to stop vandalism.
