  UPDATE 10/14/2026: A licensed roofer came out today and uncovered even more major installation and structural defects ignored by Eagle Inspections: ​Missing Gutter Metal/Drip Edge: The gutters were improperly installed without metal flashing between the wood framing and the gutter, directly exposing the underlying fascia wood to rot and water damage. ​Improper Roof Ridge Construction: Standard flat shingles were improperly bent over the spine of the roof instead of using proper manufactured ridge cap shingles, compromising the peak's weather-tightness. ​Failing Masonry & Mortar Holes: The mortar holding the stone facade to the wall is separating—creating open holes straight into the structure—and the mortar between the exterior red brick is crumbling. ​Another huge list of visible installation failures left completely unflagged by this inspection company. ORIGINAL REVIEW: ​I am writing this review to warn future homebuyers regarding the quality and reliability of Eagle Inspections. A home inspection report by Eagle Inspections was provided as part of our home purchase process. Unfortunately, major critical defects were completely missed, leaving us with severe safety hazards and thousands of dollars in unexpected repairs immediately after moving in. ​Here are the primary issues that were overlooked: ​1. Severe Electrical Water Intrusion Hazard Shortly after moving in, we discovered active water pouring through our main exterior electric meter socket directly into our electrical setup. When a licensed electrician was brought in to address the emergency, they found the meter socket base was completely rotted through with severe structural rust and corrosion on the neutral block. An unsealed opening in the housing was allowing water to leak directly into the service line. Eagle Inspections missed this entire dangerous hazard. When brought to their attention, their response was simply to point out that the meter box was painted over and claim they couldn't see inside due to a tamper tag, taking zero responsibility for failing to spot a rotted-out, water-leaking electrical housing. ​2. Active Wildlife Infestation & Roofline Structural Gap Eagle Inspections also failed to report an unsealed, separated fascia/roofline gap at the rear of the property. Because our home lacks an attic buffer, this exterior void borders our top-floor living quarters directly. Shortly after moving in, we had to call out a licensed pest and wildlife specialist, who confirmed an active bat colony residing in the roofline void. Under state wildlife laws, bat exclusion cannot be performed during winter hibernation, forcing us to live above an active colony until spring before structural repairs and biohazard remediation can even take place. ​3. Dismissive Response & Contract Shields When these licensed specialist findings were formally brought to Eagle Inspections management, they completely denied any accountability. They hid behind "go-back" disclaimers in Section 8 of their agreement, stating that because emergency/licensed specialist inspections took place without giving them 10 days to re-inspect, they released themselves from all liability. They also attempted to claim that a generic mention of "loose trim" covered an active bat infestation and roofline structural void. ​A home inspection is supposed to identify major safety concerns and protect buyers from hidden costs. Eagle Inspections failed to catch severe water-to-electrical hazards and structural gaps harboring active wildlife, and then relied on fine-print contract clauses to walk away from the results of their "work". ​I strongly advise homebuyers in the Philadelphia area to look elsewhere and hire an independent inspector who performs a true, thorough evaluation and stands behind their work.

  After one year of staying in our new home that was inspected by Eagle Inspection, we can confidently say that the inspector we had did not do a thorough inspection during our purchase. How come they did not run the bathtub to see if water draining fast or slow? this was discovered by us since day 1 after we closed. With the amount of money we spent for the inspection, we got 60 plus pages of report but mind you, they were mostly general information being repeated non-stop, rather than actual problems the property had. How could they not see if the chimney had a cap or not? They are only using drones to inspect your roof. Sidings had holes and nope, no one mentioned of it either. I am very sure they work with lots of real estate agents to close the deal fast rather than working in your favor.

  Sean did an outstanding job with my home inspection. From the beginning, he explained how thoroughly he was going to go through the property and that he would let me know as he found things, and that's exactly what he did. He found quite a few things and made sure I understood what he was seeing, especially the larger concerns and risks. Sean was extremely knowledgeable and professional, but also very friendly and down-to-earth. He took the time to answer my questions, and we were able to have normal conversations and even talk about things outside of the inspection. That made the whole experience very comfortable, while he never lost focus on doing a very thorough job. I also had a chance to speak with his manager afterward and told him what a great experience I had with Sean. And those drone pictures were next level! As a fellow techie nerd, I thought that was super cool and the pictures were excellent. Very nicely done! Sean's inspection also made a real financial difference for me. The issues he found and documented became part of the negotiations on the home and ultimately resulted in a substantial seller credit. There were things I never would have known about without the inspection, so it was absolutely worth having someone this thorough looking at the house. I couldn't have been happier with Sean. Super nice guy, very knowledgeable, extremely thorough, and excellent at what he does. I would absolutely recommend Sean and Eagle Inspections to anyone buying a home.

  I recently had a radon, termite, mold and general home inspection of a property I was interested in purchasing and I was extremely impressed by my inspector's thoroughness. Brandon was superb! No stone went unturned. He was incredibly knowledgeable and more than willing to answer every question my family and I had. All of them commented how they've never seen someone so precise and dedicated to detail like him. I truly believe Brandon saved me from buying an absolute lemon. The house was pretty on the outside, but it had a massive number of hidden issues that I didn't want to deal with or wait for the sellers to address. Going forward, I will absolutely be asking for Brandon by name! I highly recommend him! Thank you, Eagle Inspections!

  Brandon was a pro and super friendly. He let me hang around during the whole inspection and answered all the dumb questions I had. It was really helpful to do because when I got the full report the next day I already understood the full context of each noted issue. Every person I interacted with therw before and after were very friendly and helpful The report itself is presented in a super digestible format too. I figured it would be a dry pdf document with just text descriptions of every problem but you essentially get access to an interactive web page with expandable blurbs for each note. It was really helpful for my distractable brain!!
