  Kerry A Uhler & Associates was contracted to survey our property corners by our neighbor. During the process of his survey we lost over 2700 sqft of property to the state road right of way. By his calculation our property extends into the state road at the one corner by 26.84ft which is impossible as this property was subdivided in 1980 long after the state road right of way was created and the road hasn’t moved. The northern property pins were in question of the possibility of manipulation by a third-party deeming them inaccurate which he was aware of at the start of the survey. According to a commonly used guide for surveyors, the “monument of bearing“ becomes the state road right of way, and alignment is based on said “monument of bearing”. His lack of due diligence may lead to legal issues. So if you are looking for surveyor to provide a worry-free survey I would look elsewhere. Additional remakes following Mr. Ulher’s reply: This review is a direct result of Mr Ulher’s services that lead to compounding the issue by providing a faulty survey. I am not a licensed land surveyor however I hired a licensed surveyor whose survey of our property follows the true layout of the property based on the record of deed. Mr. Ulher makes it sound like I made the boundary determinations, that is false. The distances I quoted are purely based on his false survey. A complaint was filed with the State Board of Licenses in which the board failed to prosecute however filed away the complaint and all evidence related to the complaint to be used if further cases that are brought forward that create a trend of inaccurate surveys. The following is a direct quote from the PA State Board of Licenses; “ While this office chose not to proceed further with your complaint, the very act of investigating a licensee can serve as a strong deterrent to professional misconduct. Additionally, the information you provided will be retained and can be referenced in the future to determine if there is a pattern of problems with this licensee.” Read this as you may as they are not my words but of those in a position to oversee licensees. In Mr. Ulher’s own words, “we stand by our findings”, is troublesome and should stand as a warning.
