  Sabrina Warner’s time is very valuable, and the last thing I want to do is waste it. For that reason, I’ve made this review as factual as possible to save her the trouble of rebutting it. I never delete emails, so it was pretty easy to piece together our history. In 2023, while house hunting, I paid Jake’s Property Services $125 to inspect a driveway and provide an estimate for repairs. Joshua, who came out, was wonderful, and Jake was equally pleasant to communicate with. Although our offer on that house wasn’t accepted, the experience left a great impression. In 2024, we contacted Jake’s again about another house with a problematic driveway. They provided an estimate without charging us, which we appreciated. We eventually purchased the house, but because the driveway passed FHA inspection, repairs were postponed. I neglected to respond to their estimate, something I’ll readily acknowledge. Fast-forward to 2026. Flooding damaged our driveway and exposed a sewer pipe, making repairs much more urgent. Given our previous positive experiences, Jake’s was naturally the first company I contacted. This time, however, I learned their estimate fee had increased from $125 in 2023 to $563 including tax. I asked whether that fee would be credited toward the work if we hired them, but it would not. Since we needed estimates to secure financing, I decided that paying $563 for one wasn’t financially prudent. I obtained three estimates from other contractors at no charge. In fairness, all three were approximately 30 minutes closer to our home than Jake’s. About two weeks later, Jake’s followed up to ask whether we wanted to proceed with the paid estimate. I explained that we’d found a less expensive alternative and wouldn’t need their services. Sabrina Warner replied: “Please take us off your list of companies to call. We will not be able to help you. Our time is very valuable and you have continued to waste it. Sabrina Warner. Thank you for choosing JAKE’S Make it a great day!!” For the record, I don’t begrudge any business the right to charge for estimates, decline work, or place a value on its employees’ time. My reason for writing this review is simply to waste a little bit of my own time acknowledging some noteworthy customer service. Make it a great day!!

  They were prompt and polite. Their price was the most reasonable for today’s market which we greatly appreciated. Definitely will call them next year for our firewood.

  I have driven from Columbus to their farm 4 years in a row now for firewood. The best quality and priced firewood that I have found in 12 years. Incredibly professional and down to earth. They also deliver. Go to their website and place an order. I would trust them completely to complete any of their other services, before I would go anywhere else. They truly are the perfect company all the way around.

  Jake responded quickly to my request for help with drainage issues. They replaced the perimeter drain around our 67 year old home. They installed a new drainage system, sealed the basement walls and backfilled with gravel and dirt. In addition to the perimeter drain replacement they; Installed a French drain, Added a drain system that tied into the downspouts that diverts the water away from the house, Removed big roots, stumps and hauled away all brush, Smoothed out the area, applied topsoil, spread grass seed and straw. We also had them fix our grass filled driveway, by removing all grass, levelling out the driveway and applying several tons of limestone. This company has a great crew who are very professional, dedicated and hard working. They are technically competent when it comes to drainage issues and other property needs. I highly recommend them.

  Im giving 2 stars for unprofessional quoting. First his quote was done over email and not on-site measurements, as well as not even a phone call to even talk about it. I was beyond completely shocked of his quote of $9500!!!! For a trench drain installation. He was basing measurements off of a property search!. His measurements were off by 3-4 feet! Plus he was going to pour in 4' of concrete for a 4 inch channel drain x20'! I even addressed it by email but he replied his measurements are correct. Nope!! Our garage door is 16' exactly! Where is the other 3 to 4' of concrete going to go?? For this outrageous quote, I can literally get our driveway replaced with a concrete slab for $8000 or less! Id truly like to see an itemized quote of materials and LABOR. Labor has to be sky high! Because the materials don't cost that much for a trench drain. And concrete is not high either. I had 3 quotes and the other 2 companies actually did an in person meet and measurements. The company I went with was under $ 2400 and that included a battery backup sump pump and 5 " drain instead of 4". These companies that had given me quotes have decades of experience. I am definitely in no way knocking his craftsmanship, because ive never seen it. This is based on the professionalism of going about doing a quote. But always meet your clients in person and do actual measurements. Is this Jake Warner replying? If so. This review is absolutely true. Your email matches with what I received.
