  I am disappointed with my experience with Stanley Martin’s handling of a warranty-related HVAC concern in my new-construction home. It has been 5 months since the above normal noise/vibration levels heard inside the home with one of the two compressors when running was reported and the issue still remains. They are not responding to request for next steps. Stanley Martin's last communication stated to me that there is no issue and they consider the matter closed. They closed the matter without fixing the issue. I ultimately paid for an independent HVAC technician to evaluate the system. During his evaluation, he observed a significant difference in vibration between the two refrigerant lines and advised me that the level of vibration warranted further investigation. He also identified other HVAC issues that he recommended addressing including refrigerant levels well below manufacture's specifications and code violation with respect to the Guilford County Inspection that somehow passed. My concern is not simply that my new home has required HVAC attention. My concern is that I do not feel Stanley Martin adequately addressed my reported warranty concern before I had to incur the expense of obtaining an independent evaluation. As a buyer of a new-construction home, I expected reported warranty concerns to be taken seriously and appropriately investigated. Based on my experience, I am disappointed with how this matter has been handled. I recommend that prospective Stanley Martin buyers carefully document any warranty concerns, communicate them in writing, and keep records of all inspections and related expenses and to not close until all items have been addressed and corrected.
