We first toured Owen Park with Danni, and I totally agree with other reviews that she was just wonderful and I wish we had gotten to work with her. Unfortunately we were left to deal with Jacquelyn, Kaitlyn, and some faceless guy named Corey, all of whom behaved in completely irrational and unprofessional ways.
Multiple phrases in their contract make no sense and contradict other statements, and when I asked they be changed to accurately reflect our agreement, or an explanation be provided as to why they thought it should be written as is, the answer from Jacquelyn was always, "it will not change," like she was some automated recording instead of a human with a brain. We ended up having to insist on an addendum that clarified the items that would have been infinitely easier to just redline.
Then we e-closed because we paid cash and were told multiple times that I would just pick up the key from the agent on duty at the office. But there is no agent on duty. There is a sign with a phone number that one calls to reach Kaitlyn who is working nearby, and knows she is supposed to give me the keys after closing, but she has decided to not even get into her car until she hears from HER BOSS that I have in fact closed, despite the fact that I have provided proof from the settlement agent chosen by HER COMPANY that we are closed.
And then there is this faceless "Corey," who is apparently the reason I have been sitting here for over 40 minutes now (when 5-10 was promised) who told Kaitlyn she is not to give me my keys until HE says so apparently. But Corey is not answering his phone, maybe he's out to lunch at 1:15 on a Friday? Is it really wise to turn yourself into a single point of failure when the settlement agent would have given me the keys had I closed in person?
And now they're telling me they need proof that I sent the funds, which I did TWO DAYS AGO, and anyone who has ever sold a house knows that settlement agents don't close a sale without having the actual money, so apparently this is their first time.
NOW they want it to have recorded before giving me my keys, which is NOT what would have happened if I had closed in person.
The actual builder, Nelson, has been wonderful, and maybe the only bright point in this transaction, but I would never again do business with DRB.
And for those unfortunate enough to still consider shopping with them, a few tips for you. Regardless of what price you land on, they charge you an extra $1495 fee for their sales team to treat you like this, and their contract forces the buyer to pay all of their fees including excise taxes which are the seller's responsibility in North Carolina. They pay 2.5% buyer's broker compensation and you should absolutely use a broker to represent you with these people, or you will be taken for a ride.
