⭐ 1 STAR — BUYER BEWARE
Buying a DRB/Dan Ryan home has been one of our biggest regrets.
We’ve had problem after problem with construction, workmanship, plumbing, electrical, HVAC and materials, while receiving very little meaningful help getting these issues resolved.
Some of the problems we’ve experienced:
• Shower pan installed incorrectly, causing a major leak and requiring replacement.
• Foundation cracking.
• Back door knobs falling off because they were improperly installed.
• Stairs not installed correctly.
• AC going out twice.
• Microwave had to be replaced.
• Oven wouldn’t turn off and had to be reset.
• Kitchen electrical issues.
• Bathroom tile cracking.
• Exterior concrete cracking.
• Cheap flooring that scratches and chips extremely easily.
• Most recently, our washing machine flooded because the PVC drain pipe was not installed correctly, with water now getting into the walls and traveling downstairs.
And that’s not even the complete list.
These aren’t just minor cosmetic issues or normal wear and tear. We’ve had repeated problems with how different parts of our home were built and installed.
We purchased a NEW CONSTRUCTION home expecting quality and peace of mind. Instead, we’ve dealt with repairs, damage, frustration and wondering what will fail next.
The lack of meaningful assistance from DRB/Dan Ryan has been extremely disappointing. A builder should stand behind the homes it builds, especially when homeowners are dealing with serious problems.
If you’re considering buying a DRB/Dan Ryan home, DO YOUR HOMEWORK. Get an independent inspection and inspect everything. Don’t assume new construction means everything was built correctly.
If I could go back and make the decision again, I WOULD NOT BUY THIS HOME.

I closed on my home with DRB (Leigh Park) and only two people I'd been working with during the buying process knew when I'd closed and that I wasn't moving in the same day.
The builder told the painters it was okay to come later as I wasn't moving in closing day... painters had to come back for missed spots in my final walkthrough before closing.
Memorial Day early morning I came home to have blinds installed by a builder my friend knows to find my back door broken into and all of my appliances were stolen with care.
They brought tools and even took the water connect to the dishwasher, my stove, and microwave.
The door frame material was cardboard not wood, total crap! There was no forced entry... they knew where to put their weight to get in. The actual door isn't not even damaged. The door was crap! Be warned with your new build.
I called the on-site agent I'd been working with and he told me there was camera on the model home pointed at my house and in that live moment he could see my garage was open and the work truck. He said they'd get the footage between them and my neighbor's camera across the street.
Later I was told he had to reach out to his boss, then told me she couldn't see and had to contact ADT, to they couldn't help me and I needed to file a claim like they're free with no deductible and my rates won't increase. Police came out.
DRB wouldn't repair the door. Luckily I had the builder there to secure it for me.
I asked the agent about an update that evening on ADT and was told he hadn't heard from his boss he'd let me know when he does.
Next day I get an email from the agent, not a text saying his "boss" said they're sorry and most insist I basically figure it out, that they couldn't help me with the footage because it didn't trigger, and they couldn't help the police with the serial numbers because they didn't have them.
(I actually located the numbers today on some booklets I was to scan the QR code to register them. I turned them over to the detective.)
I'd think management would have these conversations if they are actually contacted.
When I asked for the boss's contact to eliminate mediation to hear it from her, I got no reply.
Wednesday the builder came by and didn't acknowledge my email about what happened or anything. I had to bring it up. He just told me how the police didn't care and had stop coming because he's had material stolen. Shocked when I told him they did come. No empathy at all, just strange energy.
I contacted corporate office and left a message and haven't heard s thing back!
This was obvious to everyone that it was an inside job. The available homes next to me weren't burglarized.
I don't know who did it but I know it was planned and an inside job for certain!
Just telling everyone to be on alert! I don't know if there are any other incidents with this builder but I wanted to make every aware of what happened.
What an experience to buying my first home! You save, work hard ,and put all of your money into a home purchase and have to be met with this mess. Wow!
IT HAS BEEN OBER A WEEK AND NO ONE FROM CORPORATE HAS RETURNED MY CALL TO ADDRESS MY CONCERN. THANKS FOR THE SYMPATHY, A CALL BACK OR SOMETHING WOULD'VE BEEN NICE 😒 TOTALLY IGNORED.

I started my home search at Farms at Bellingham with Stephanie lived the model and Stephanie the sales rep just let me explore the hime so personable down to earth and informative on present real estate market. I continued my search with other builders and neighborhoods only to end back with Stephanie she made the home buying process so comfortable for me anf put me at ease ..she even made her own personal sketch of finished home I purchased to give me a visual of the color scheme. I would definitely recommend Stephanie with DRB to anyone with home questions or searching for their dream home ..
