I was under contract to purchase a home at SOCA 56 and was genuinely excited about the project and the downtown Cary location. Unfortunately, my experience became extremely disappointing when I learned that a nearly identical unit in Building 4 is under contract for approximately $525,000 with an additional $10,000 lender credit, while I remained under contract at a significantly higher price of my 595,000 with a $15,000 credit.
When this comparable sale came to light, I approached Stanley Martin hoping to find a reasonable solution that reflected current market conditions and pricing within their own community. Rather than working with an existing buyer who had already committed substantial earnest money and planned to close, the builder chose not to make any meaningful adjustment.
I understand builders have the right to set their prices, but I was disappointed by the lack of flexibility and customer consideration. It is difficult to understand why a new buyer in the same development would receive a substantially better deal than someone already under contract and prepared to close.
The community itself is attractive, and downtown Cary is a fantastic location. My issue is not with the product, but with how the situation was handled. I would strongly encourage prospective buyers to carefully review recent sales within the community, ask detailed questions about incentives and pricing, and ensure they fully understand the market before signing a contract.
I had hoped to become a happy Stanley Martin homeowner. Instead, I was left feeling that protecting a contract price was more important than treating a committed customer fairly. Unfortunately, this experience left me questioning whether customer relationships are valued as much as maximizing profits on individual transactions.
