We had a roof replacement completed on May 1 and immediately identified issues with the workmanship for a contracted complete removal of our old 1997 roof and replacement with a complete new. Initially we noted that the drip edge along the rain gutters was not removed and replaced, as quoted, and there were a lot of raised shingles. We communicated this to Paige our PM and were assured the shingles would seal down after it got warm the drip edge was not addressed. On May 17 we followed up as none of the raised shingles had sealed down and we discovered the crew damaged and bent the original drip edge during shingle removal and attempted to hide it by excessively stapling it down. These areas have raised up the shingles despite their coverup efforts. A further inspection identified angled humps all over the roof related to the improper installation of the ice/water shield underlayment. Paige completed an inspection on June 8, documenting with photos providing a recommendation that the subcontracted crew return to fix their work, removing the faulty roof and re-install the roof due to the extensive issues with the underlayment and would communicate this to Wolf River. A group of sales reps returned on June 23 to inspect the roof as we were advised approvals need to be obtained. However, none of the sales reps inspected the roof any further then their so called “short list” and came up with ridiculous excuses for what they saw (ex. Optical illusion from architectural shingles). We were informed that many of the issues were related to the original 29-year-old ice and water shield. Per the signed contract the roof materials were to be removed to the decking, for proper deck preparation for the new roof materials. The sales reps and subcontractor claim it was too difficult and there is no issue putting another layer over the top of the existing 29-year-old material, however, manufacturer instructions state this is NOT allowed, with ice/water shield required to be applied directly to the wood decking. We are concerned with the practice of the subcontractor, crew and Wolf River hiding the truth that the contract work was not completed as quoted. The contract was to have the shingles removed to the decking, if this had been complete with the new underlayment installed properly to the prepped wood decking this would have prevented the humps and many of the other defects. We have reviewed the issues with independent roof contractors and confirmed there are NO repairs that will resolve the ice/water shield installation issue other than removal and re-install.
The photos attached show the wrinkles and bumps, confirming the underlayment has NOT been installed correctly and there is nothing protecting the wood decking in these open areas except for the deteriorated 29-year-old underlayment and water will pass through the shingles and under the new underlayment that is not adhered to anything causing rot to the decking. We are now at nine (9) weeks since the terrible installation with absolutely no path forward as we are now waiting for someone with “authority” to approve the removal and re-installation; who should have participated in the onsite inspection on June 23 for first hand evidence as we do not accept a repair job provided in the email as it is incomplete and does not address the root-cause of the faulty installation of the underlayment, Per communication from Mike E the issue is now languishing with ‘Leadership’, the decision based on the document defects (photos) should be obvious and should be a quick authorization to complete the project right. Wolf River Construction is punishing us and not holding the subcontractor and crew accountable for their work and honoring their workmanship warranty. We are at the point that we are requesting Wolf River Construction return to complete the contracted work (remove and replace correctly) or reimburse us in full for our down payment so we can hire a competent roofer to remove this mess.
