  Chris did our inspection nearly 3 years ago and his lack of attention to detail has cost us almost $15k in roof leaks, a/c repair and home repair. I can't say anything about Baltimore Home Specs as a company but you should not allow Chris W to do your inspection Edit; I did contact you, you're welcome to respond or I can continue but this time with photos of the items you clearly missed. as proof. Your choice.

  If you hired him yourself I’m sure it was better but if your realtor recommends/hired him he will miss many things in his report like a large crack and foundation issues in brick, crumbling brick on exterior and rotted wood throughout property, history of water leaks, etc. He won’t go on the roof or check other sides of property if they’re hard to get to (he won’t even look out the window to check it we can’t access a side). He will only highlight what he has to so the property can get sold. Multiple things in his report were wrong like that we have a fire place (we don’t), that the door was wood (it’s metal and always has been), etc. - either he forgot or wasn’t paying attention because he was recommended by our realtor.

  Chris was incredibly responsive. He was able to make time in his schedule to help me out with a days notice and also helped with finding an electrician. When Chris came he was thorough and helped me understand everything he was doing. Chris made the entire process very easy. I highly recommend Chris and his business!

  Thorough and detailed! I've had home inspections on past houses and never had an expectation this thorough this detailed and this friendly! We'll be using this service again! Update: Still Awesome!! ALL of the suggestions they made are working out perfectly!! You should use this service!!!

  Chris is very friendly and knowledgeable. He looks for all the issues and also makes recommendations for how to improve and/or maintain things. He can talk at the technical level but can also explain things for people that do not have the background so they understand as well. I highly recommend his services.
