Our property presented some unique challenges, including old iron rods, a steep incline, and a house dating back to 1850. We also had a hard time finding anyone willing to take the job. Dennis and his team were absolutely wonderful. They were thorough, kept us involved throughout the process, and I would highly recommend working with them.

Dennis and his crew are incredible. I have to have been one of the most annoying customers they’ve had and they handled everything so professionally and timely. We had a very bizarre land dispute situation with our neighbor. Dennis explained in detail how different lines are found and measured and he put in property markers. He looked through the 25+ pages of documents I had found on our land and answered my million and one questions. He advocated for us and gave us several proposed lines to placate to the crazy neighbor. In the nicest way, I hope I don’t need his services again (because I never want to deal with property lines again) but would be happy to use him in the future at a different property. I highly recommend him to anyone in the area! I truly appreciate all of your help!

Frequently Asked Questions About D. O'Brien Land Surveying
If I get a land survey done now and I do major home renovations in the future, will I need to do another survey?
Not necessarily. For surveys completed within approximately two years, we can provide an update service rather than conducting a complete new survey. This update option is available at a significantly reduced cost compared to commissioning a full land survey.
Do you do residential and commercial surveys?
Yes, our firm provides comprehensive surveying services for both residential and commercial properties throughout Massachusetts.
What area do you service?
We currently provide the following services: Alta surveys, boundary survey, commercial land survey, construction survey, elevation certificates, ground penetrating radar, mortgage survey, property surveying, residential land survey, site planning survey, subdivision plan surveys, topographical surveying, and utility surveys.
Do I need to do a new land survey if I have major home renovations a few years after my last survey?
No, within a couple of years since your last survey, we can update your survey at a fraction of the cost of a full survey.
Can land surveyors help resolve property disputes?
Yes, land surveyors provide accurate and current property boundary information which is crucial in resolving disputes, but legal professionals may be needed for legal resolution.
Will my land survey be recorded at the registry of deeds?
A survey is recorded only if you are subdividing a parcel, changing a property line, or creating an easement. Your property info is already on file at the registry of deeds.
Why might two land surveys of the same property differ?
Surveys involve both precise data gathering and the licensed surveyor's professional interpretation of sometimes unclear or conflicting legal descriptions, causing slight variations.
When do I need to hire a land surveyor?
When buying or selling land, dividing land, constructing near property lines, or when cutting trees, to protect your investment and ensure accuracy.
