Update to Owner Response: Thank you for responding. I want to clarify several points because your response does not address the main issue raised in my review. I understand that Paul Davis may have obtained approval from the insurance carrier for a POD and pack-out before work began. My concern is that neither my husband nor I were provided with the POD rental rate, delivery/pickup fees, expected rental duration, labor rate, estimated labor hours, or total anticipated cost before those charges were incurred. Approval between Paul Davis and the insurance carrier is not the same as explaining those costs to the homeowner who may ultimately be responsible for them. I was present during portions of the work and did tell workers which belongings could be placed in the POD after it had already been delivered. I have never denied that some items were placed inside. That does not mean I was given the pricing beforehand or agreed to the specific charges later billed. Your statement that there were no negative comments until we requested a reduction also misses the issue. We did not know the contents/storage invoice would be $2,105.47 until we received it. Once we received the bill and saw the vague description, we formally disputed it and requested an itemized explanation. After that dispute, Paul Davis reduced the charge to $1,500. We have also specifically questioned the 12 labor hours, a padlock charge for a lock we say was never provided, and two months of POD rental. Those are billing questions, not simply complaints that our insurance limits were exhausted. We independently paid for our own 10’x30’ climate-controlled storage unit and two dumpsters as well. Whether insurance had enough coverage does not change my concern. Even if insurance had paid the entire amount, I would still expect a homeowner to be informed what additional services cost before those expenses are incurred. My review is about cost disclosure, communication, and the accuracy of specific charges, not whether Paul Davis followed its own internal procedures. *********************************************************** We had Paul Davis handle water-damage restoration at our home, and the billing/communication experience has been extremely frustrating. The biggest issue has been a separate contents/storage invoice that was originally $2,105.47. We were not given a clear itemized breakdown upfront, and we were not told in advance what the POD/storage-related costs would be. Paul Davis arranged for a POD to be delivered to our property. I personally did not know about it until it was delivered, and my husband had only been contacted about scheduling/placement. We were not given the rental rate, delivery/pickup costs, anticipated rental period, labor rate, or total expected contents/storage cost beforehand. We later received a revised estimate showing charges that included 12 hours of packing/moving labor, two months of POD rental, delivery/pickup fees, and a padlock charge. We disputed several of those items because the crew was only at our home for around 1.5 hours during the pack-out, we were never provided a padlock, and we had already rented and paid for our own 10’x30’ climate-controlled storage unit. We also paid for two dumpsters ourselves to dispose of water-damaged belongings. Paul Davis did eventually reduce the contents/storage balance from $2,105.47 to $1,500 and later offered a $1,300 settlement, but many of the specific questions we asked about the charges were never directly answered. What bothered me most was the lack of clear communication before these expenses were incurred. If additional services are going to create hundreds or thousands of dollars in charges, homeowners should be told exactly what is being ordered, what it costs, and what they are agreeing to before the bill shows up. Based on our experience, I would not use Paul Davis again.

My husband and I experienced a basement flood and were recommended to use Paul Davis -- and we're so glad we did! Every person we interacted with was kind, helpful, and informative. After the initial use of dehumidifiers and fans to ensure the area was completely dry and mold/mildew free, we were assigned our project manager -- Nick Smith. He was so easy to work with and we are extremely grateful for the incredible work he and his team completed. He was communicative, punctual, and efficient. He helped lead us through every step of restoring our basement, and we love how it turned out! The quality of the work done and the quality of the people who completed the work are top notch. We hope to never experience our basement flooding again, but we know who to call should it happen!!
