I don’t know how much our HOA contract with Royce is but I hope it’s not much. Our gated community is very rarely a gated community because of Royce. The gates with be broken and left open for months at a time. Royce will come and fix them and within a week they are broken again. After another couple months they come and fix them just for the to break shortly after again. It’s ridiculous. They suck at their job.

You can manually operate your gates until a technician arrives using these methods:
Swing gate - Remove the operator's top cover using the key or release knob. Turn the clamp handle 180 degrees to release pressure on the swing gate arm. Either lift the arm off the output shaft or push the gate open manually.
Slide gate - Unscrew and remove the chain bolt at either end of the slide gate. After disconnecting the chain, you can open the gate manually.
Barrier gate - Remove the barrier arm by unscrewing the plastic nuts on the back of the arm.
Overhead gate - Insert your key into the body and turn counterclockwise to unlock. Pull the release pin down to disengage the trolley. You can now lift the gate manually to the fully open position.
