- MWMY WorldOct 9, 20261.0This builder The framing lumber supporting the roof is structurally compromised, featuring bent boards and missing pieces. Additionally, there are severe roofing problems causing leaks that have led to mold growth, and the air conditioning system was improperly installed, creating further leaks and mold. The poor quality windows have broken gaskets, allowing moisture to enter and cause leaks and mold. This issue extends to every window across all 122 units in the townhome community, and the builder has failed to address it. Pipes are also routed through inappropriate and unexpected locations, creating obstacles for future remodeling and presenting ongoing safety risks. In addition to the other issues, there are significant electrical problems, including improperly installed wiring that does not meet safety codes, creating ongoing hazards for the residents. All of these compounding defects, from the compromised framing and persistent mold to the widespread window failures, dangerously routed plumbing, and electrical hazards, emerged around 2015 and continue to impact the 122 units today. I will post pictures

How do you soundproof these homes? (Will I hear my neighbors?)
While it is impossible to eliminate sound transmission, we address sound reduction in several ways. First, we utilize a team of architects, mechanical engineers, and acoustical engineers that design every building and home to meet or exceed the sound attenuation performance required by current building codes. The use of sound bat insulation, double-hung drywall, resilient channels, light-weight concrete and sound mat over subfloors, and acoustical caulk are all important parts of the design in every Gatherings community. Second, once designed and constructed, all sound reduction assemblies are evaluated in the field by Beazer Homes and a team of third-party engineers. Lastly, community guidelines in Gatherings communities address important lifestyle ways to limit sound transmission such as flooring requirements.
