  My husband and I went on Sunday August 23 and spoke to Vicmarie. I explained my situation regarding credit score and potential interest rate and a collections account currently on my credit report before I wasted my time looking at home and applying for a home loan. Vicmarie explained that I wouldn’t have an issue getting the promotional interest rate of 4.25 fixed rate for FHA and furthermore communicated that only 1% of my collections balance would be added to my DTI. Vicmarie also explained to me that closing costs could be covered at 6% purchase price and not to worry about anything. Upon speaking to the sales manager none of the information that the sales agent provided was correct and very misleading. I had a hard inquiry done which significantly decreased my credit score as a result. In addition to all the lies I was told, Collections account is 5% of balance to be added to DTI, in order to get the 4.25 fixed rate credit score needs to be at 640 and if I wanted the builder to buy down the rate would be an extra 10 k added to closing costs however purchase price would increase and price may not appraise at a higher purchase price. I wasted 3 WHOLE days of my time speaking to someone who seems to be incompetent in her role as a sales agent. On top of all the information provided that was misleading, she also stated that the sales manager could have us within the margins we are looking to be in at 399 K with closing costs covered along with buying down the rate and not increasing price of the home. Definitely not a good experience. I would not buy from this company and would not refer anyone here at all. Complete waste of time, energy and credit score points.
