  I never imagined our seismic retrofit project could go so well or I wouldn’t have procrastinated so long to get it done. My husband and I knew we should get earthquake insurance but the cost blew our minds but when we heard that you can get a 25% discount if you complete the retrofit, we explored what it would entail. Well the EBB subsidy which came out to $3,000 was a huge motivator. Selection: To select a company to work with I went overboard reading reviews, not just looking at ratings- Yelp, Google, Angi, Houzz. Plus, I always look at Next Door because our city is finicky so I wanted to see which companies had delivered excellent experiences for homeowners in our city and lastly I look at Reddit. I invited 3 highly rated companies with excellent track records to provide quotes based on the work required. Out if the 3, two came, went into our crawl space and provided a detailed breakdown of the necessary work and cost with photos. The third company provided a quote over Yelp without coming in person to do a visual inspection. So they were eliminated from consideration. The remaining two which included Sunshine were excellent and after putting together a side by side comparison of the work and costs along with their answers to some initial and follow up questions from my husband ( who was a 35 yr construction industry executive), we selected Sunshine and specifically Adam who was the lead that came to our house and who provided detailed and technical responses that instilled so much confidence. EBB approval: Well from there, it was like we had a retrofit concierge with Diana guiding me through every step which is necessary because there are things that need to be done on the EBB website to ensure compliance to receive approval and given Sunshine’s vast experience, they have it down to a science which eliminates a ton of confusion I am sure I would have had to face without them. The retrofit work: The team was on time, had detailed instructions, and worked diligently the entire time they were here and they provided photos of their work. And a bonus was I didn’t have any clean up to do afterwards. I need to note that out of an abundance of caution Adam ( who is also a licensed electrician) came back out to take care of a wire that looked suspicious but was probably not an issue. If he had not mentioned it, we would not have known City inspection and approval: A breeze! The gentleman that dealt with the city came by after to give us the good news and it was apparent he was trusted by the city inspector. Retrofit completion certificate Diana expeditiously provided the certificate i needed to provide my insurance broker to get quotes after instructing me on how to complete the final EBB steps Success! We now have earthquake insurance and saved 25% off the premium. Side note: get your quote from GeoVera and not the Earthquake Authority. our quote for better coverage by a more highly rated company saved $1,500 in annual premiums So, for a project that seemingly would have been a bear, it was probably the easiest construction like project and process I could have imagined that gives us added confidence in protecting our home. Do it and include Sunshine in your short list. you will be happy you did.

  I was thoroughly impressed with the Sunshine Foundation Repair crew that worked on our Avondale home. They encapsulated the crawl space and did foundation work to level sagging issues. They were professional, cleaned up afterwords, and let me know exactly how the project was going and finished the work within 4 days! Hard workers!! Hang on to this crew!! Miguel, Eddy, John, and David were consistently awesome!! I would highly recommend this company, but especially this crew who did the work!! Much appreciated!

  Would not hesitate to recommend or use Sunshine Foundation again. They came in and did a full crawl space foundation replacement on my house that was built is 86’. Mike came in and did the estimate, very professional and explained everything thoroughly. When the work started Josh and his crew showed up, very polite and got right to work leaving us with an update on where they were at everyday. Throughout the job Mike and Josh were very helpful and quick when correcting any concerns we had without any hesitation. After completion of the work we did a walk through with Mike and again very responsive to button up a couple with things we wanted addressed. After the full foundation replacement, all new support girders, banner boards, floor joists, sub flooring snd complete crawl space encapsulation with sump pumps we hope to never need another foundation repair, but if we do we will be sure to contact Sunshine Foundation again.

  UPDATE (May 2026): After posting my review, management reached out to me directly to discuss the issues and find a way to make things right. While the installation process was a negative experience due to code-compliance issues that resulted in a high cost increase, I want to clarify that the actual products installed (SmartJacks and the encapsulation system) are solid. The company has since provided a 5-year maintenance agreement to ensure the system remains code-compliant and effective. I appreciate that they stepped up and stand behind their work and to protect my investment. I am moving my rating to reflect that they followed through on making the situation right, even though the initial project management was concerning. Original Review (revised) I am writing this review to document a series of technical failures and building code violations encountered during a crawlspace insulation and remediation project. While the work finally passed inspection, the process revealed a significant lack of professional oversight and adherence to standards. The original project involved stabilizing my foundation with extra supports. We had noticed some settling over the years and wanted to correct it. That part of the project went well, and the stabilizing jacks were installed correctly. However, the trouble began when we asked for advice on better insulating the crawlspace to replace our aging fiberglass batten. I was advised that using SilverGlo insulation on my exterior walls was the correct solution and that a full encapsulation was unnecessary because the area stayed dry. I moved forward with this advice, but it turned out to be a costly error. The crew "sealed" the crawlspace vents with the insulation but failed to install the required vapor barrier or a proper moisture management system. This led to humidity levels reaching 75 percent. This failure to follow the Florida Building Code for unvented crawlspaces resulted in an additional $10k increase to the project—over 55 percent of the original cost. This was a significant financial hit that should have been avoided with a comprehensive, code-compliant plan from the start. Further issues were identified during the installation of the dehumidifier. The electrical line was run without GFCI protection, which is a direct violation of the Code in Clay County for crawlspaces. This oversight required additional remediation and was the primary reason for the secondary inspection failures. Regarding pricing and billing, there was a lack of upfront transparency concerning the total cost for a fully compliant system. I advise potential customers to verify all work against local building codes independently and wait until an inspector has officially signed off on the permit.

  Sunshine Foundation just completed repairs on our UG rain gutter drainage system. Of our nine downspouts, 4 were blocked completely and the other 5 were severely restricted. Miguel, Eddy, and Jhon were fabulous and fixed every line completely. They replaced three lines entirely and fixed every other restriction so the water is now flowing freely. They were even able to save a line running under the driveway without digging it up. Every work location was restored and left in great condition. Miguel was excellent in keeping me apprised of their plans and how the work was progressing. Their only problem was the homeowner (me) gave them the wrong location of a buried pipe so it took them longer to find it! I highly recommend Sunshine Foundation.
