Florida buyers (Beresford Woods, DeLand): do your homework before purchasing in this community. Speak with current residents before signing. The information we learned after closing would have significantly influenced our decision.
Our experience with Landsea Homes (now RiseWell Homes) was disappointing. The only consistently positive part of our experience was Carl in the warranty department. Unfortunately, when buying a new home, the warranty team should not be the highlight of the experience.
During our final walk-through, Andre’s first comment was, “Do not expect perfection.” That statement accurately reflected much of what followed. Quality concerns were often minimized, and there seemed to be a preference for repairing defects rather than replacing them. We dealt with dented walls, dented cabinets, a chipped tile that was painted over instead of replaced, stucco-covered pavers, dried concrete on the lanai, and sliding door tracks full of stucco residue that we were told we could clean ourselves after closing.
Jobsite cleanliness was also poor. Contractors frequently left trash behind, and we continue to find construction debris buried in our yard while landscaping years later.
The sales process was not fully transparent. Buyers should be aware that the community does not currently have reclaimed water, resulting in significantly higher irrigation costs. Our water bill frequently exceeds $250 per month.
Community concerns have been equally frustrating. The entrance monument remains without electricity, leaving the entrance dark at night despite years of complaints. Cheap solar lights were later installed but made little difference. Residents continue to report trespassing, vandalism, broken gates, and poorly maintained amenities, yet meaningful improvements have been difficult to see.
Because the HOA remains under developer control, many homeowners feel concerns are acknowledged but rarely resolved. Landscaping has been another ongoing issue, with many residents struggling with grass that never established properly while still receiving violation notices.
Our experience with Folio, the management company, has also been disappointing. Residents often feel they must micromanage contractors to receive the quality of service they are paying for. Communication is limited, concerns are acknowledged, but follow-through and visible results are often lacking.
Before buying here, drive through the community and speak with current residents. Ask about construction quality, utility costs, amenities, landscaping, security, and how concerns are handled after closing. Their answers may provide a more complete picture than any sales presentation.
We simply wish we had been provided with a more complete picture before making our purchase decision.
