Jason Horn is an outstanding home inspector. He is knowledgeable and thorough. He also does a great job of explaining things to the buyer-clients. His report is also excellent and easy to read and follow. I highly recommend Jason Horn and Pondview Inspections.

If it wasn’t for his experience and know how I probably would’ve not known that the home had the problem that I did in the crawlspace, and I was able to get a deduction on the property cost due to the fact.

Once again, thank you Jason for providing a very informative inspection for my buyers in Fairfield, CT. They very much appreciated how you highlighted the issues that needed to be addressed immediately, and made note of routine maintenance reminders in their inspection report. As they were new to the Fairfield area, including your personal vetted recommendations for service providers with their report, was also very helpful. Your flexibility with scheduling is always appreciated too!
My best,

In a world where mediocrity and terrible customer service are running rampant, Jason Horn and Pondview Inspections stand alone as a shining example of taking pride in your work. He was thorough and educational, and I am going to recommend him to everyone I know. Thank you, Jason!
Frequently Asked Questions About Pondview Inspections LLC
What is included in a Pondview standard home inspection?
Our thorough inspection examines all essential home systems, including foundation, roofing, electrical, plumbing, and HVAC systems. We also inspect attic spaces, crawlspaces, and accessible structural elements. After completing the walkthrough, you'll receive a comprehensive digital report featuring photographs and detailed explanations of our findings to support your decision-making process.
Do I really need an inspection if I'm buying a newer home or a "flipped" house?
Absolutely. New construction can still have structural defects or improper installations. With renovated properties, cosmetic improvements often conceal problems with existing plumbing or electrical systems. An unbiased professional inspection verifies that the home's structural integrity matches the quality of its surface improvements.
Should I be present during the inspection?
We strongly encourage your attendance! Though it's not mandatory, being present enables you to accompany the inspector throughout the property. This provides an excellent chance to ask questions, observe potential issues firsthand, and understand the ongoing maintenance needs of your prospective home.
How do environmental tests (Radon, Water, Air Quality) differ from a standard inspection?
Standard inspections involve visual examination of structures and systems. Environmental testing employs specialized instruments to identify unseen dangers such as radon gas, water contamination, or airborne mold. Considering the geological conditions and housing age throughout Fairfield County, these tests offer crucial additional safety measures for your household.
How long after the inspection will I receive my report?
We recognize that timing is critical during your contingency period. Your complete, clearly formatted digital report will generally be delivered within 24 hours following the inspection's completion.
Led by a Master Inspector?
When you hire Pondpoint Inspections, you aren't just getting a standard walkthrough; you are getting the expertise of Jason, a certified Master Inspector. This means he has surpassed Connecticut's strict state licensing requirements, possessing a depth of knowledge and an elite level of experience that sets him apart from standard inspectors. His credentials ensure your home is evaluated to the absolute highest industry standards.
Fairfield County Environmental and Radon Expertise and beyond?
Fairfield County's unique geology makes elevated radon levels a common concern. Jason brings specialized expertise in precise radon air testing, ensuring you know exactly what you are breathing. Furthermore, he knows exactly what to look for regarding other local environmental hazards specific to the area, such as hidden indicators of aging or abandoned underground heating oil tanks.
Meticulous Evaluation of Foundations, Masonry, and Roofing?
From historic Colonials in Ridgefield to coastal properties in Fairfield, homes in this region face a relentless mix of coastal moisture, harsh freezes, and intense summer heat. Jason has a notoriously sharp eye for assessing how a home's exterior envelope is holding up. He meticulously evaluates roofing integrity, failing flashing, structural wear, and examines masonry and foundations for the cracking and moisture intrusion that so often plague local basements.
Comprehensive Plumbing and Drainage Diagnostics
Whether a property is connected to municipal water along the coast or relies on a private well and septic system in the northern towns, plumbing is a critical focus for Pondpoint Inspections. Jason rigorously checks for outdated piping materials, assesses proper drainage, and hunts down hidden leaks. For homes off the grid, he knows exactly how to approach well and water quality evaluations to keep your family safe.
