    I’m extremely disappointed with the quality and thoroughness of the home inspection I received. I hired Dylan. This was a new-construction home, and I hired an inspector specifically to identify defects while I still had the opportunity to get them addressed by the builder. The initial inspection identified only a small number of issues, including some stucco cracking, a garage door spring problem, and a low HVAC temperature differential. At my one-year warranty inspection, a different inspector identified a much broader list of concerns involving major systems and construction workmanship, including roofing defects, visible roof sagging/waviness, attic insulation deficiencies, damaged and poorly installed HVAC ductwork, electrical panel concerns, loose receptacles, plumbing and water-heater safety issues, widespread stucco defects, and other deficiencies. What concerns me most is that several of these conditions appear related to original construction or installation—not ordinary wear and tear—and some involve systems that should have been visually evaluated during the first inspection. One example is the stucco. The original report described cracking as “typical for a newer home” and recommended sealing it as normal maintenance. The one-year inspection documented a much broader range of stucco concerns, including excessive cracking, voids/openings, exposed lath, loose or improperly finished areas, and bulging/bowing. That is a very different level of concern. The original inspector did correctly identify the low HVAC cooling differential and garage door spring issue, and I want to be fair about that. However, given the number and nature of the additional construction-related conditions identified later, I have serious concerns about how thorough the original inspection was. A new-home inspection is especially important because the homeowner has a limited window to identify construction defects and pursue builder warranty repairs. I relied on this inspection for exactly that purpose. Discovering this many additional issues at the one-year inspection has left me questioning how many opportunities for early correction may have been lost. Based on my experience, I would strongly recommend that anyone considering this inspector carefully review the scope of the inspection, ask how thoroughly the roof, attic, electrical panel, plumbing, HVAC distribution, and other major systems will be examined, and consider obtaining a second opinion before important builder warranty deadlines expire. No wonder he’s on the builders “Pre approved inspector” list. I’ll be sure to add proof of services since this company likes to scoff off complaints as unverified customers.
