    Not pleased at all with how they handle home warranty and their ethics as a responsible builder. Has taken months trying to fix numerous issues and is always a battle to fight with them. Most upsettingly, after moving into our new home and buying a ladder where we could reach high places, we discovered a very high window pane (on the inside not the outside) is cracked in the corner. The cracked area is not visible from our height on the ground and is not visible from the many pre-closing photos I took. Throughout our closing walkthroughs we trusted the builder to identify any areas we did not have physical means to see or reach and that was a huge mistake. The warranty team is now refusing to cover the fix or just even come out to assess the damage saying that this is not within their policy. Even though we had no means to identify it before moving into the home the builder is refusing to work with us at all towards a fix for this. Now we are being forced to pay to fix this window ourselves on top of the significant price we are paying for this brand new home that we have only lived in a for a couple of months. We also have damage on the inside of our garage panels. We provided pre-closing proof of this damage and are being told the builder doesn’t want to spend money to fix the damage since they view it as not affecting the functionality. In a brand new home, not even half a year old there should be no damage especially if we have proof it was caused by the builder prior to closing. Brightland only cares about what money they have to spend and have no interest in rectifying their mistakes, maintaining their ethical responsibility, or ensuring the homeowner is in a quality built home.

    Do not buy in the Caledonian neighborhood. For months this builder had Been building homes with standing water in the streets. IT spans 5plus houses now .. our neighbor to the south bought their home and immediately moved bc the home was in such need of immediate repair. It now sits empty and will be rented out. We've had an ongoing leak in the corner of our yard since we purchased. We were promised it would be fixed , we've filled out multiple warranty notices. Nothing gets fixed. Nobody calls me back. As soon as the ink is dry they forget you. This place is begging for a class action lawsuit.

    Hiccups occurred during the building process with Gehan Homes and were still present during the final walk through. We were told everything would be fixed and even if other things popped up after living there, we would only need to submit a work order online because everything is covered under warranty. The overall craftsmanship of the house was inferior. Kitchen drawers fell off their hinges, the pole that holds clothes in the master closet fell out of the wall, tile near the tub was installed crooked, and the coat closet wasn’t built deep enough so hangers in this closet have to be slanted for the door to close. Our vinyl flooring had paint drops throughout the house, there are chippings in the floor and door frames, one outlet in the garage doesn’t work, and the ceiling fan in our daughter’s nursery only operates on one speed. The things that need fixing quickly start adding up in price.When you spend so much money on a new home, you expect a house in mint condition. After a heavy rain over the Fourth of July weekend, we noticed paint peeling and a large amount of water damage in the right corner of our daughter’s nursery. The builders sent roofers without giving us a heads and I was informed with a ladder on our lawn and our porch light hanging by the wires. I was later informed someone fell off a ladder and was hanging off our roof and broke our front porch light but they would replace it. Additionally, they found a “bullet hole” in our roof. He said most likely someone shot in the air during the Fourth of July night, and the bullet came down on our roof but he did not find a bullet shell. .He showed me a newly patched hole and told me they added caulking on the flashing. Most surprisingly, he also said the bullet hole on the left side of the front porch caused the water damage in the daughter’s nursery on the right side of the house which isn’t covered under the warranty. Thus, we needed to file a home insurance claim for the roof and water damage. Our insurance’s inspector said the water is coming from the unplugged holes in the roof, not the “bullet hole” on the other side of the porch. Our deductible is $2,000. Although we had an extra roofer verify that it looks as though the builders were covering up their mistake with so much caulking and a new note that our gutter is falling off, we ultimately paid the $2000 deductible with our insurance so it would be fixed. However, only the “bullet hole” and water damage is covered-- the roof itself is not. The builders have since cut communication with us-- they are not answering our phone calls or responding to our work orders. Truly, we are out 2,000$ because they didn’t want to take responsibility for building a faulty roof. Currently, once it rains again, we will have water damage and it’ll be another $2,000 deductible. This is unacceptable, the roof should have been installed correctly the first time. Also, as a mom I’m worried they’ll find mold in the walls since this process has been so long. The house may be critically damaged, and worst of all in the nursery.. I also worry about what else is going to break or go wrong since we are only 5 months into our first year and likely they will find a way not to cover it. This was supposed to be our dream home and they have completely ruined that for us.WE NEED TO TALK TO SOMEONE WHO CAN HELP! ASAP!

    Unfortunately we learned that Gehan is a company that will nickel-and-dime customers on options. The "standard" features Gehan offers in the premier series are the same options I have in my Centex home which is extremely disappointing in a "reputable" builder such as Gehan. We made the mistake of signing a contract even though we were concerned about design options and our concerns were confirmed at the design center. We weren't comfortable with the recommended price point and backed out prior to the beginning of the building phase. Since Gehan kept our $3k earnest money, I will not be returning to this type of builder. Read your contract thoroughly before signing ANYTHING. You are signing a structure price which does NOT include design options. Design prices were extremely higher than anticipated. Be sure you're comfortable with your overall price or will may lose money like we did, with nothing to show for it.
