    Our homebuilding experience with DRB (formerly Brightland Homes) was extremely disappointing, especially considering this is a $400k+ home. We put down $10,000 in earnest money and over $9,000 in design options, yet communication and customer service were consistently lacking. Our original closing date was February 17, but the builder moved it up to January 26 without asking if that date worked for us. We didn’t even hear about the change from the builder or salesperson—we found out from our mortgage lender while locking our interest rate. When we requested an extension, we were told it would cost $500 for the first day and $250 for each additional day. The home is actually ahead of schedule, which is fine. What we don’t understand is why we are being pushed to close before all items from the home inspection are completed. We were told they could come back after closing to make repairs, but it makes no sense to move homeowners in and then disrupt the home with repairs when closing could simply be pushed back to complete everything beforehand. This really highlighted that the builder’s timeline mattered more than the buyer’s experience. The design center process felt rushed and poorly explained. Buyers should be given time between appointments to think through design choices—this builder should not allow both appointments on the same day. The lack of guidance contributed to buyer’s remorse. Communication during the build was minimal. We visited the house weekly and saw progress, but were rarely informed of next steps or timelines. We also hired our own inspector and found numerous issues, including basic quality-control problems like a pantry door that wouldn’t latch and a cabinet drawer that wouldn’t close. We were pressured to provide our inspection report before the first walkthrough and were told the builder would do a third-party inspection, which was not truthful. The sod installation was also poorly done, leaving the backyard uneven and difficult to maintain. We previously built with DR Horton in Georgia. While their finishes were more basic, we would take those over the lack of customer service and accountability we experienced here. The one bright spot was our mortgage lender, David, who was professional, personable, and consistently communicative. We do love the community—the pool, large park, and walking trails are great amenities—but if we had to do it all over again, would we choose this builder? No. Would we recommend this builder? No.

    Just closed on my home today. My experience with DRB homes was a seamless and straight forward process. Phillip Gracia was a MAJOR contributor in my process. He went above and beyond for me and answered all my questions in a timely fashion. He definitely made me feel comfortable with my decision and I would recommend him to any of my friends or family in search of a home. Very knowledgeable and transparent!
